From Craftsman bungalows to customized builds
Houses in Banning Lewis Ranch come from three different builders, ranging in price from the mid-$300,000s to the upper $700,000s. Many homes come equipped with multicar garages and fenced-in backyards, nestled close together. While residents can choose from an array of designs and floor plans, there are also opportunities for customization. Smaller, 1,000- to 2,000-square-foot bungalows and Craftsmans, some being twin homes, are typically priced between $325,000 to $450,000. Slightly larger, 1,500- to 2,500-square-foot raised ranch homes with more modern influences might be priced around $450,000 to $650,000. Farmhouse Revivals and contemporary models might offer more than 3,000 square feet of space and cost between $500,000 and $750,000. They get a lot more house for their money,” Fortune says. “The HOA fee is low, paid once a year, and the Metro District fee is a little over $100, paid each month.”

75 acres of open space and parks
Each subdivision within Banning Lewis Ranch has small parks designated for those neighbors, and the community offers more than 75 acres of trails and green space. Soccer fields, baseball diamonds and wide-open space make up North Tree Park, where residents can spend their Thursday evenings at the summer concert series. Different bands that take the stage each week are accompanied by various food trucks. This main park is outside of the Ranch House, complete with an Olympic-sized swimming pool, splash zones and an indoor fitness area with a studio room. Children love the water slides at Vista Water Park, where lifeguards are always on duty. There are also smaller-scale parks with play structures and exercise equipment peppered throughout the neighborhood, as well as pickleball courts and a dog park. For early joggers and trail walkers, the Cottonwood Preserve trail connects the neighborhood’s different subdivisions.

Public charter schools on the Ranch
Students can attend Banning Lewis Ranch Academy from kindergarten through fifth grade and advance to Banning Lewis Preparatory Academy from sixth through twelfth grade – both receiving a B Niche grade. The tuition-free public charter schools were built specifically for this neighborhood, though students from surrounding areas are also welcome. Parents can also send their children to Inspiration View Elementary and Skyview Middle, both of which receive a C-plus Niche grade. Vista Ridge High is graded a B-minus by Niche and is ranked in the top half of the best high schools for athletes in Colorado.

Running errands on Powers Boulevard
Although there are no grocery stores or restaurants within Banning Lewis Ranch, there are plenty a short drive away. “People head west to the Powers Corridor area for a variety of chain restaurants and shopping,” Fortune says. “That’s where you’ll find everything you need. But there is a new King Soopers to the east in Falcon.” Residents can also choose to stock their kitchens at nearby Sprouts Farmers Market and Safeway. Big-name stores like Walmart, Target and Costco are all less than 4 miles away. Folks might decide to eat at the Skirted Heifer while they’re out, a family-owned restaurant that melts an extra layer of cheese around their burgers. Also conveniently close are Children’s Hospital of Colorado and CommonSpirit St. Francis Hospital.

Banning Lewis Ranch is close to attractions like Garden of the Gods, 15 miles west, and Pikes Peak Mountain, 45 miles west. “But people don’t usually feel the need to visit those places,” Fortune says. “There’s plenty of outdoor activities within the neighborhood.” This tight-knit feel is reflected in the community’s low crime score: According to the CAP Index, Banning Lewis Ranch receives a 1 out of a possible 10. Shriever Air Force Base, the Air Force Academy and Fort Carson are also nearby.

Merging onto I-25 to Colorado Springs
When residents do need to leave Banning Lewis Ranch, North Powers Boulevard and U.S. Route 24 are the main thoroughfares, both connecting to Interstate 25 on the west side. The Colorado Springs Airport is just south of town, offering domestic flights. “There’s no public transportation services here, and there’s hardly any in the Colorado Springs area,” Fortune adds.
