Briargate is composed of several subdivisions developed throughout the 1970s and 2020s, with many featuring split-level homes with an average sales price of around $510,000. “It’s really a hodgepodge, though; you can find a bit of everything,” Jacobsen says. The area saw most of its development between the 1990s and early 2000s, with the addition of subdivisions such as Summerfield. Homes in the gated community of Cypress Ridge embrace a southwestern style with stucco exteriors and tiled roofs, with three-bedroom homes starting at about $500,000. There are several green spaces scattered throughout Briargate, but John Venezia Community Park stands out with its ranch-themed design. Its various amenities are designed to reflect elements of a traditional homestead, and the playground is known as “The Corral” while the splash pad is called “The Watering Hole.” The park also includes tennis courts, soccer fields, pickleball courts and a two-mile paved path known as the Briargate Trail. The area is served by the Academy School District 20, which was ranked the second-best school district in Colorado Springs by Niche. “That’s a huge part of the draw to Briargate,” Jacobsen says. Children may begin their education at Explorer Elementary School before moving on to Timberview Middle School, with both schools earning an A-minus from Niche. Teens attend Liberty High School, which earned a grade of B-plus. The high school also offers a comprehensive Career and Technical Education Program in association with the nearby Pike Peak State College. This is just one potential pathway students may follow as Colorado is a school-choice state, meaning that students may apply to attend most public schools in the state regardless of their district.Community events in Briargate
Each fall, locals gather at the St. Gabriel the Archangel Catholic Church for Briarfest. The two-day festival brings the community together with carnival games, live music, food and beverage vendors and more. All funds from the event go towards supporting the church and the St. Gabriel Classical Academy, which serves kids in grades K-8.Proximity to downtown and beyond
Briargate is centrally located along I-25, which runs north-south across Colorado. Residents can hop on the thoroughfare and travel 12 miles south to Downtown Colorado Springs, or head in the opposite direction and traverse the 65 miles to Denver. For longer trips, the neighborhood is about 17 miles from the Colorado Springs Airport.Access to prominent shopping centers
Residents are just a short drive from two of the city’s major shopping destinations: The Promenade Shops at Briargate and the Chapel Hills Mall. The Promenade Shops is an upscale open-air shopping center with chain retailers such as Pottery Barn and Apple. There are also several eateries scattered throughout the strip, including Biaggi’s Ristorante Italiano and Ted’s Montana Grill. Department stores such as Macy’s and Dillard’s anchor the Chapel Hills Mall, and residents can also catch a movie at its AMC theater. For groceries, the Union Town Center is centrally located in the heart of Briargate and includes a Safeway.Nearby employers and noise from the Air Force
The suburb is also centrally located near major employers such as the Children’s Hospital Colorado, the Air Force Academy and the Davis Airfield. The Davis Airfield is one of the busiest airfields in the country, and planes can frequently be seen and heard flying over Briargate.
