Located in the Prestigious Broadmoor region of Colorado Springs, Broadmoor Bluff creates a community feel while appeasing buyers searching for iconic mansions. “If you live in Broadmoor, people are like, ‘Oh, you live in Broadmoor?’ Living here automatically gives you social status,” says Realtor Melanie Weseman of Citadel Realty LLC. “Even if you don’t live in a mansion, your house is worth more, and your kids will go to the best schools in Colorado Springs.”

Houses start at $700,000 and cap at $3 million, with prices increasing as you move further west, away from Nevada Avenue and toward Cheyenne Mountain. That’s where you’ll find custom mansions covering over 10,000 square feet on more than one acre. Combinations of stone and stucco are common, however, some estates tout Spanish Revival features, like tile roofs, unpainted columns and deeply shaded porches. These high-elevation properties vary in whether they sit on clear land or are surrounded by Alpine trees, but both options guarantee scenic views.

Broadmoor single-family homes priced under $1 million are popular for owners who want their kids to attend District 12 schools and have higher home values. Even so, Broadmoor Bluff houses are often viewed as many families’ dream homes. These contemporary craftsmen include up to six bedrooms and four bathrooms across 3,500 square feet. Large, grassy yards provide a minimum of a quarter-acre: plenty of room for manicured front lawns and a spacious, fenced-in backyard. Additionally, sidewalk-lined subdivisions lead to local parks, trails and Cheyenne Mountain Elementary School.

Students can also attend Cheyenne Mountain Junior High and Cheyenne Mountain High Schools; all three received overall A’s from Niche and are part of Colorado Springs’ highest-ranked school district. Great Schools gave the elementary school a 7/10, the middle school an 8/10 and the high school a 9/10. In Colorado Springs, school districts affect your home value and social status. While most of the city’s wealthiest residents live in the Broadmoor area, many middle-class residents live in the eastern part of these communities to give their children the best educational opportunities Colorado Springs offers.

Oak Meadows Park provides an immediate source of outdoor recreation for families with young children. The nearly 4-acre park is handicap accessible and sits next to a fire station. Shoot hoops on the basketball court, bring outdoor toys to the multi-use playing field and walk along the park’s designated paths. Drive 6 miles north and arrive at the Cheyenne Mountain Zoo, ranked the third best in the country, according to USA Today. Here, you can wander the zoo or get up close and personal during snack time as you feed giraffes, elephants and rhinos. Young children can take a spin on the carousel, and the Mountaineer Sky Ride allows the whole family to sit back, relax and enjoy the view. Locals who frequently visit the zoo can also explore membership options.

Many adults prefer socializing at the Country Club of Colorado and the Broadmoor Golf Club at the Broadmoor Hotel. Each of these exclusive establishments is home to several restaurants with diverse menus and gorgeous views of Pikes Peak; while they tend to be popular among residents, you do have a few options closer to home. Sushi O Sushi has served customers for over 10 years, with Japanese entrees, bowls and bento boxes on the menu. If you need a quick breakfast or afternoon pick-me-up, pop inside Black Bear Coffee. Order a regular coffee or try a seasonal drink and pair it with fresh-baked goods, like French toast casserole.

Grocery stores like King Soopers and Safeway conveniently sit next to Black Bear Coffee and Sushi O Sushi, with additional shopping options nearby. Drive east for 3 miles along Academy Boulevard and pull into Walmart Supercenter or continue onto Interstate 25 for an extra mile to arrive at Cheyenne Mountain Shopping Center. This is where you’ll find your closest Target, Cinemark Movie Theater and The Broadmoor World Arena.

A wealthy area that still provides a neighborhood feel, Broadmoor Bluff offers adds balance to a neighborhood primarily known for wealth.
