The Broadmoor is a famous five-star resort at the base of Cheyenne Mountain, but the community surrounding it is simply called Broadmoor, a luxurious neighborhood that combines Colorado’s outdoor lifestyle with high-end amenities. Situated 4 miles southeast of downtown Colorado Springs, Broadmoor is an established neighborhood in the foothills of Cheyenne Mountain. “People think of the up-scale, wealthy environment around the Broadmoor Hotel, which has been a five-star hotel forever,” says Alan Arata, a real estate professional at Keller Williams Clients’ Choice Realty who has lived in Colorado Springs for 45 years. “But there’s also a fantastic family community where people are very friendly. People are always out walking their dogs, and they’ll stop to talk to their neighbors.” Boasting a mix of housing styles, access to a top-ranking school district and outdoor recreation, Broadmoor residents enjoy an active, well-connected lifestyle.
Stucco ranches and impressive mansions
Properties in Broadmoor feature spacious lots in a peaceful environment. “There’s a canopy of deciduous trees that creates a shaded, relaxed atmosphere in the community,” Arata says. Residences appear in a range of sizes and architectural styles, but most were built in the early 20th century and have been well-maintained and renovated. “The neighborhood has these 1,200-square-foot bungalows, but then there are, of course, these stately 8,000-square-foot homes,” says Amanda Miller Luciano, a broker associate with Trent Properties Group who grew up in Colorado Springs. Some condos and townhouses from the 1980s are priced between $300,000 and $400,000, while ranches and mid-century modern houses from the mid-20th century cost between $600,000 and $1 million. Prices for sprawling early-20th-century homes in mid-century modern and Spanish Revival designs start at $1.5 million and climb above $3 million.
Golf and hike in Broadmoor
Residents can take a luxurious stroll around The Broadmoor’s landscaped grounds, stopping by the blooming gardens and peaceful lake. Golfers can join the prestigious Broadmoor Golf Club to play on two championship 18-hole courses, but members can also enjoy access to tennis courts and year-round heated spa and lap pools. Locals also enjoy access to hiking areas in the rugged Rockies, as there are miles of trails that wind through the mountains at North Cheyenne Cañon Park. There’s also Stratton Open Space, where hikers can explore grasslands and hike to a freshwater reservoir.

Zoned to the best school district in Colorado
Students are zoned to Cheyenne Mountain School District 12, which Niche ranks as the best school district in the state. Kids can begin at Broadmoor Elementary and progress to Cheyenne Mountain Junior High—both earn A grades from Niche. Older students attend Cheyenne Mountain High, which earns an A-plus. High school students can get involved with a range of extracurricular activities, including the student newspaper, aerospace group, equestrian club and more.
Cheyenne Mountain High School has student teacher ratio of 16-1.

Live piano music and cocktails at the Golden Bee
Locals can start their day with a latte and a muffin from Sacred Ground Café or stop by for lunch to enjoy a sandwich on the outdoor patio. For an elevated evening out, residents can go to the Summit restaurant in The Broadmoor Hotel Miguel's Mexican Bar and Grill is a more casual haunt serving margaritas and chimichangas. For cocktails, live piano music and pub classics, residents head to the Golden Bee. Safeway stocks groceries, and locals can go to the Broadmoor Towne Center to go retail shopping at stores like Old Navy and Ulta.
Year-round attractions at The Broadmoor
The Cheyenne Mountain Zoo is built along the side of the mountain and is popular for its immersive exhibits and special events. Locals return for holiday events, like Boo at the Zoo and the festive Electric Safari. “My family always likes to walk around the Broadmoor Resort and look at the holiday lights, too. Last year, we got to see the zoo’s drone light show at the same time,” Luciano says. There are constantly conferences and events held at The Broadmoor as well. “There’s a week-long Space Symposium in April and an incredible wine festival in February,” Luciano adds. Golf enthusiasts can attend events at The Broadmoor Golf Club, where the U.S. Senior Open will be held in 2025.

4 miles to downtown Colorado Springs
The area is car-dependent, so residents rely on personal vehicles to drive to work and run errands. They can drive a little over 4 miles north on Nevada Avenue to arrive in the heart of Downtown Colorado Springs, and they can also connect with Interstate 25 to travel 75 miles north to Denver. Residents only have to drive 10 miles east to fly out of the Colorado Springs Airport.
Warmer conditions at the base of Cheyenne Mountain
Most are aware that Colorado’s mountainous terrain creates unique weather patterns, but conditions can even vary widely around the same city. “The Broadmoor area is like the Banana Belt of Colorado Springs. The growing season is a couple of months longer than up north, and the leaves come out a month earlier and fall later in the season,” Arata says. “Because of the altitude, the weather is a little warmer than up north in the Black Forest region.”
