Desirable suburban neighborhood near Fort Carson
Cheyenne Hills’ location just south of downtown Colorado Springs provides easy access to Fort Carson and Colorado Springs Airport. “All the amenities, restaurants and shopping centers make it extremely desirable,” says Patricia Kamppila, real estate agent with ERA Shields Real Estate and Colorado Springs resident since 1986. Cheyenne Hills is near The Broadmoor, one of Colorado Springs’ only five-star hotels, and Country Club of Colorado, a private club with a golf course. However, with Quail Lake Park at the neighborhood’s center and The Broadmoor World Arena within walking distance, it’s entirely possible to have an entertaining weekend in the neighborhood without getting in the car.
Split levels, condos and townhouses
Mature trees surround this well-established suburban neighborhood, providing some privacy for homes that sit close to one another on compact lots. Most properties, including split levels and contemporary French Provincial-inspired homes, were built between the 1980s and early 2000s. Prices range from $290,000 for around 1,000 square feet to $625,000 for up to 3,000 square feet. Condos fall between $185,000 and $390,000. Townhouses starting at about 1,450 square feet cost between $365,000 and $640,000; those at the top of the price range have about double the square footage.
Sidewalks lead to Oak Creek Elementary and Fox Meadow Middle School
Cheyenne Hills homes are zoned for Harrison School District 2. Students may begin their studies at Oak Creek Elementary. Niche scores it as B-plus overall and ranks it as the No. 2 Standout Elementary School in the Colorado Springs area. With a student-teacher ratio of 11-to-1, class sizes here are smaller than other schools in the district. Oak Creek Elementary and Fox Meadow Middle are both within the neighborhood. According to Niche, Fox Meadow Middle and Harrison High School are both rated C-plus.
Interstate 25 leads to downtown Colorado Springs
Residents can bike or walk around the lake and to the elementary and middle schools. Some can even walk to the movie theater or the Broadmoor World Arena. Buses stop throughout the neighborhood, taking passengers downtown and to Pikes Peak State College. Commuters can drive about 6 miles north up Interstate 25 to downtown Colorado Springs. Cheyenne Hills is about 5 miles north of UCHealth Memorial Hospital Central and 8 miles west of Colorado Springs Airport.
Fishing, kayaking and paddleboarding at the lake
Cheyenne Hills has lots of recreation options. Quail Lake Park serves as the neighborhood’s centerpiece, making it the most convenient option. “The lake is beautiful,” Kamppila says. “You can go fishing, kayaking, paddleboarding – and it’s got watersports, a playground and picnic areas.” Locals can run the 1-mile loop around the lake, go fishing, or check out the basketball and sand volleyball courts. This park is the go-to sledding spot in the winter. A few streets south, Cheyenne Meadows Park provides separate playgrounds for big kids and toddlers. Pets can also get in on the fun at the fenced-in dog park. Here, pups can run off-leash, meet new friends and play at the agility course. Nearby El Pomar Youth Sports Park has fields for lacrosse, baseball and soccer. Across Colorado State Highway 115, golfers can practice their swings at Country Club of Colorado. This private club has entertained the area since 1973 with its golf course, pool and tennis courts.
Going for a Target run or catching a show at the Broadmoor World Arena
When dining out, Aspen American Bar and Grill offers an upscale atmosphere with a varied menu, from chips and queso to prime rib to seasonal sangria. For burgers, beer and televised sports, locals can head to The Public House. The Cheyenne Mountain Shopping Center has the closest Target and chain restaurants. It’s located next to the Cinemark movie theater and The Broadmoor World Arena, which hosts concerts, comedy and ice-skating events. The arena seats 8,000 and attracts world-famous acts, like Carrie Underwood and Cirque du Soleil. “The arena has all kinds of events for all ages and doesn’t cause traffic,” Kamppila says. Walmart Supercenter, Sam’s Club and King Soopers are all a short drive away.
