People move to Discovery to turn Colorado Springs natural beauty into a way of life. “There’s a uniqueness about Discovery that the people here love,” says Buyer Specialist Kisten Fletcher of The Fletcher Team and Associates at eXp Realty. “People who live in Discovery don’t simply want to look at nature and wildlife; they want to be surrounded by it all the time. The homes are enveloped in evergreens, many sidewalks lead to trailheads, and you’re constantly breathing in the mountain air.”

Discovery’s diverse price range includes an equally diverse selection of housing: condos, townhouses, split-level homes, contemporary craftsmen and multi-million-dollar mansions. Split-level homes range from $500,000-$600,000 and include up to four bedrooms and three bathrooms across 2,600 feet. These well-maintained properties were built during the 1970s and 1980s, with some interior updates. Additionally, most split-level homes sit on anywhere between a quarter to 2 acres. Contemporary Craftsmen start in the low $700,000s and feature a combination of stone and siding, with up to five bedrooms and four bathrooms over 4,000 square feet.

Students can attend Rockrimmon Elementary, Eagleview Middle and Air Academy High Schools; all received an overall A from Niche. Great Schools gave the elementary school a 7/10, the middle school a 6/10 and the high school an 8/10. Rockrimmon Elementary is walkable for families in surrounding subdivisions. Additionally, the elementary school sits beside Discovery Park and Foothills Swim and Racquet Club. Meanwhile, Air Academy High School is located at the Air Force Academy, but this public school serves many civilian families. Great Schools also gave the high school an 8/10 for college readiness, with teens most interested in continuing their education at Colorado State University.

Discovery Park and Foothills Swim and Racquet Club are popular outdoor recreation areas among neighbors. Discovery spans nearly 12 acres and includes a playground, baseball diamond and multi-use field for football and soccer games. Neighbors can jog and bike along paved and gravel paths; nearby families also use them to drop off and pick up their children from Rockrimmon Elementary. An outdoor pool, tennis, and pickleball courts are your main amenities at the member-owned Foothills Swim and Racquet Club. Adults and children can take lessons or play on rec and competitive teams. The club also has a basketball court and barbecue area.

Popular travel routes like Interstate 25 and Woodman Road lead to Chapel Hills Mall, 4 miles from your front door – you’ll arrive in 10 minutes without traffic. Dozens of big box retailers and grocery stores, like King Soopers and Whole Foods, make leisurely shopping and accomplishing errands easy. Dozens of fast-food joints, chain and local restaurants dot this stretch of Academy Boulevard, but places like The Margarita at Pine Creek are closer to home. This neighborhood staple has served customers since 1974, focusing on “inspired seasonal cuisine.” Enjoy your meal in the dining room or eat outside on the patio under string lights and surrounded by alpine trees. For a more casual option, pop into Oliver’s Deli. This family business specializes in breakfast and lunch sandwiches, locally blended coffee and homemade desserts.

Discovery allows residents with varying budgets to live near the mountains. Trademark features, like local trails, vast greenery and curious wildlife, create the nature-oriented lifestyle residents consider crucial to their well-being.
