Suburban neighborhood near shopping and Colorado Springs Airport
Five miles east of downtown Colorado Springs, Eastborough is the textbook definition of a suburban neighborhood. Well-kept homes are within biking distance of schools, playgrounds, shopping centers and houses of worship like St. Andrew Kim Catholic Church and Eastborough Church of the Nazarene. The western half of the neighborhood is residential and commercial, with wide, paved residential roads and homes with driveways, and the eastern half is industrial, bordering Colorado Springs Airport, Peterson Space Force Base and the National Museum of World War II Aviation. However, the noise isn’t as bad as one might expect over this suburban neighborhood. “Developers used to disclose that there are planes flying nearby, but there’s not a direct flight path over Eastborough,” says Scott Coddington, Colorado Springs native and Broker/Owner of Pulse Real Estate Group. Offices and retail stores are in the neighborhood’s northwest corner, across the street from the Citadel Mall.
Homes under $400,000 plus rental units
The neighborhood is dotted with mature trees and manicured lawns, including some with mulch and rock gardens. Split levels, tri-levels and ramblers built in the late 60s and early 70s mix with early 2000s New Traditionals. Prices range from about $230,000 to $435,000. Garage space is often limited to one car, but cement driveways provide enough room for more vehicles. Condos and townhouses cost between $210,000 and $300,000, and manufactured homes range from about $60,000 to $165,000. Nearly two-thirds of residents rent their homes; apartments make up over half of properties in Eastborough.
Two public schools in Eastborough
Elementary-aged students can get a public education at Roosevelt Charter Academy, rated B-minus on Niche. It’s located in the neighborhood, as is Jack Swigert Middle School, rated C. The Citadel Mall sits between the middle school and Mitchell High School, also rated C. In September 2024, crowds gathered to watch the high school soccer team play their first game on the school’s brand-new field.
Driving down Powers Boulevard
Powers Boulevard separates the neighborhood from the airport and space force base. “There can be a bit of traffic on Powers Boulevard, as it’s near different military bases,” Coddington says, but most homes are on the other side of the neighborhood. Eastborough is about 4 miles from UCHealth Memorial Hospital Central. Buses stop throughout the area, taking passengers downtown and to the Citadel Mall.
The Citadel Mall and surrounding shopping centers
The northwest corner of Eastborough sits at the nexus of several shopping centers. Locals can find a movie theater and dozens of chain stores and restaurants inside The Citadel Mall. Lowe’s Home Improvement, At Home and the Home Depot cluster around the mall, providing all the interior and exterior supplies needed to make a house a home. Shoppers can get groceries at Walmart Neighborhood Market, fresh local meat at Ranch Foods Direct and Korean ingredients at Springs Korean Market. Black Eyed Pea, a statewide franchise known for home-cooked meals, serves burgers, seafood and barbeque. Kelly O’Brian’s Sports Bar offers bar snacks and draft bee; this dive bar hosts weekly karaoke and is the go-to spot to watch NFL games.
Fun at Colorado Springs Flea Market
Since 1978, Colorado Springs Flea Market has provided weekend entertainment and shopping. Over 500 vendors set up shop at this year-round market spanning 25 acres in Eastborough. Locals can shop for handmade goods, sample foods and beverages and hop on amusement park-style rides. For indoor entertainment, WhirlyBall is a popular nearby family outing spot named after a game involving bumper cars, wiffleball scoopers and soccer skills. Guests can also bowl, play laser tag and check out the arcade.
A day at the park and nighttime golfing
Roosevelt Park has a baseball diamond, a playground and covered picnic tables next to Roosevelt Charter Academy. Kids can also check out three other play areas in the neighborhood at Munchkin Playground, Mountain View Playground and Trues Mill Park. Outside the neighborhood, World Golf & Sand Creek Golf Course is a public nine-hole course with mini golf and a driving range. The course hosts events throughout the year, like Ladies Night on Tuesdays, which provides instruction plus dinner and drink at the onsite restaurant. On Friday nights, golfers can hit glow-in-the-dark balls until the course closes at midnight.
