Proximity to the Peterson Space Force Base and Schriever Air Force Base make this a popular neighborhood for military families, and local amenities such as the Southeast Armed Services YMCA make personnel feel right at home. Gateway Park’s homes are reasonably priced, offering a higher-end lifestyle without the cost usually associated with master-planned communities. And with major commercial corridors like Powers Boulevard and South Academy Boulevard nearby, shoppers can easily get from the grocery store to the mall in a matter of minutes.

New construction near the airport
One of Gateway Park’s biggest draws is its selection of new construction, which can be rare in the established Colorado Springs area. “There’s actually a shortage of homes here right now. Everybody knew Colorado Springs would grow, but I don’t think anybody really anticipated we’d have such a housing shortage,” says Kanatzar, a 50-year resident and owner of The Airplane Restaurant. Sitting at the city's southeast corner, Gateway Park is in the perfect location to expand into vacant lots surrounding the airport, and developers have taken full advantage of the opportunity by adding new subdivisions off main roads such as East Fountain Boulevard. Contemporary Craftsman builds are common in these newer developments, and buyers can expect to pay around $400,000 for a three-bedroom home. But unlike some of the neighborhood’s older ranch-style homes, which usually sell closer to $350,000, new construction often comes with an added homeowners association fee. Gated townhouse developments offer an extra layer of privacy, with three-bedroom options listed closer to $300,000.

Playtime gets an upgrade at Panorama Park
With towering views of Pike’s Peak visible from many of the city’s parks, it’s no surprise that residents of Colorado Springs take outdoor recreation seriously. And nowhere is that truer than Panorama Park, the centerpiece of the neighborhood and one of the city’s newest renovated green spaces. Following a 2022 remodel, Panorama Park reopened to the public with a universally accessible playground, splash pad and skate park. Young climbers can practice scaling the mountains on the park’s miniature climbing boulder, while athletes enjoy training on the shaded outdoor gym equipment. And in summer, locals often gather on the lawn for concerts, yoga classes and story time.
To the north, 22-acre Wildflower Park offers direct access to the Sand Creek Trail, a multi-use urban trek that runs about 4 miles and connects with numerous residential sidewalks on its way to Sagebrush Park. The trail also leads south toward the Southeast Armed Services YMCA, which provides year-round indoor recreation opportunities and offers discounted memberships for military families.

The best airplane food you’ve ever had
Located just outside the Colorado Springs Airport, The Airplane Restaurant offers a dining experience like no other, punctuated by the sound of takeoffs and landings. Kanatzar says the restaurant’s popularity has continued to grow alongside the community. “When we first moved out here, the airport was just a dirt road. It’s grown a lot since then, and they’ve been building quite a bit here,” he says. A section of the memorabilia-filled dining room is located in a fully intact Boeing KC-97 tanker, where patrons can enjoy classic American fare in cozy leather-backed booths.
For groceries, residents can head to the Safeway off Murray Boulevard or visit the Walmart right across South Academy. The Citadel Mall sits just 4 miles up the road, and additional dining and shopping options are only 8 miles away in downtown Colorado Springs.

Join JROTC at Sierra High
As part of Harrison School District No. 2, students in Gateway Park can attend Wildflower Elementary and Panorama Middle, which both score grades of C or better on Niche. Sierra High, the largest high school in the district, maintains a grade of B-minus on Niche and offers a competitive Air Force Junior ROTC program, along with a host of career and technical education courses.
