The neighborhood is adjacent to Broadmoor, a high-end community at the base of the mountains, and across Fountain Creek from downtown Colorado Springs. The community offers a little of everything, from live music and activities to bike paths to the Broadmoor and Cheyenne Mountain Zoo.

Ivywild is a trendy location for the numerous nearby shops and restaurants. The uniqueness is captured in the Ivywild School, a former school turned community marketplace hotspot with a brewery, a whiskey house, and restaurants. Edelweiss German Restaurant is a rustic Bavarian beer garden and eatery that features folk music and classic dishes like schnitzel. Prime 25 is a local steakhouse with contemporary décor and bar seating. Natural Grocers is the nearby grocery store with a Sprouts Farmers Market a few blocks south along South Nevada Avenue.

Unique and different homes
Homes in the neighborhood come in various shapes and sizes. Houses range from around $375,000 for a ranch-style home to over $800,000 for an old Victorian home with a shed and a fenced backyard. “Everything is very unique and different, often on the smaller side,” Reed says. “People are looking for lots that can have a second dwelling on it, like a little cottage or garage with a room to rent out.” Homes sell, on average, after 116 days on the market, compared to the national average of 43. Townhouses are uncommon to the area but can range from $650,000 to $730,000 for one with three-bedrooms and three-bathrooms.

Top-ranked Schools in Colorado Springs
Students can start their educational journeys at Skyway Park Elementary School, which has a program called Skyway Citizenship Group that teaches students how they can make a difference in the world. Their next could be Cheyenne Mountain Junior High, which offers extracurricular activities like the forensics team, jazz band and book club. Teenagers may attend Cheyenne Mountain High, a school known for athletics, having won state championships in 2023 for golf, hockey, tennis, lacrosse and others. All three schools receive an A from Niche. “The school district is exceptional,” Reed says. “If someone is looking for good schools, they are looking here.”

Bikeable distance to The Broadmoor
Ivywild Park is the only green space in the neighborhood and has a playground, baseball diamond, and walking paths. Larger parks like Monument Valley Park are a few miles north of the area. The Broadmoor and Garden of the Gods are a few miles to the west and offer various outdoor recreation opportunities with picturesque views of Pikes Peak Mountain. “The area is close enough to Seven Falls and other places where people can ride their bikes,” Reed says. The Cheyenne Mountain Zoo is a few miles to the west and is a major attraction for western Colorado Springs. It is built in the mountains and is the highest zoo in the country, sitting at 6,714 feet above sea level.
Designed for walking with access to Interstate 25
Ivywild is adjacent to downtown Colorado Springs, allowing for multiple transportation options. Downtown Colorado Springs is about 2.5 miles away, with the Colorado Springs Airport 11 miles to the east. South Nevada Avenue turns into Interstate 25 to the north, taking commuters through downtown Colorado Springs, Monument and up to Denver.
