With Downtown Colorado Springs only a mile west, the walkable Middle Shooks Run is a conveniently located community with high-rated schools, the massive U.S. Olympic and Paralympic Training Center and a variety of older homes. “It has a plentiful supply of durable homes that maintain their value over the years,” says Darlene Cramm, Realtor for Keller Williams Clients’ Choice Realty and longtime Colorado Springs resident. The area also has notable historical origins. In 1865, some of the area’s earliest pioneers, Peter and Denton Shook, settled on 80 acres of land to ranch cattle. In 1948, the integrated Cotton Club was opened by renowned Black socialite Fannie Mae Duncan. Today, snow-capped Front Range mountains can be seen while driving along the area’s wide residential streets, and major thoroughfares like East Willamette are canopied by oak and pine trees. Walking and biking on paths like Shooks Run Trail are popular pastimes here, and folks have access to multiple city parks. The Middle Shooks Run Neighborhood Association is active in the community and hosts history walks around the area, bi-yearly clean-ups of the Shooks Run Creek, and the Summerfest in Middle Shooks Run Park. “It’s a desirable neighborhood. You always see people out walking their dogs or pushing strollers,” Cramm says.

Historic homes in Middle Shooks Run
The residential streets here are gridded and lined with sprawling maple, oak and pine trees. Nearly every road has narrow, concrete sidewalks and tall lampposts, and it’s normal to see people parking their cars in the street. The community has a handful of early 20th-century bungalows and cottages, mostly gathered in the western part. These homes of around 1,500 square feet or less have stucco and wooden exteriors and short picket fences surrounding the yard. Some have Victorian-style elements like bay windows and decorative trim, and some have been renovated. Prices typically range between $250,000 and $500,000.
A mix of larger Craftsman bungalows built in the 1920s and ‘30s and midcentury ranch-style homes sit throughout the center of Middle Shooks Run. Some of these homes feature long, paved driveways leading to one-car garages in the back, open front porches and well-manicured backyards with fire pits. Many of these homes also have rock-landscaped gardens filled with desert plants and flowers. Properties are priced from $550,000 to $870,000.

Cleaning up the creek and fellowshipping at Shooks Run Park
The Middle Shooks Run Neighborhood Association, formed in the 1970s, hosts Shooks Run Creek cleanups each spring and fall, where hundreds turn out to remove trash from the creek flowing through the neighborhood. Around July, residents also attend the annual Summerfest in Middle Shooks Run Park; food trucks line up near the park boundary selling snacks and treats, and local bands like Red Rocks Rebellion perform. In September, Memorial Park hosts the popular Colorado Springs Labor Day Lift Off about a mile south of the area. Hundreds of visitors sit and watch giant hot air balloons take off over Prospect Lake. Folks can also visit dozens of food vendors and listen to live music.

Student club options at Palmer Park
The neighborhood is served by Colorado Schools District 11. Kids can start at Columbia Elementary and continue to North Middle, both of which earn a B score from Niche. Palmer High is also rated a B and has several student organizations, like the Climbing Club and the Palmer Aviation Club. The Colorado School for the Deaf and the Blind is also half a mile from the neighborhood and offers dozens of American Sign Language-focused programs and classes for all grade levels.

Going for a jog on Shooks Run Trail and planting seeds in the Mid Shooks Community Garden
The asphalt 4-mile-long Shooks Run Trail runs parallel to the Shooks Run Creek and is ideal for runs, walks and bike rides. Those with green thumbs can also visit the Mid Shooks Community Garden just off the trail to plant vegetables and herbs and join summer harvest workshops. The trail also slithers through Shooks Park, a small neighborhood spot with a playground and open greenspace. The 7-acre Boulder Park features a basketball court, athletic fields and several sidewalks and trails. For more activities, the U.S. Olympic and Paralympic Training Center offers year-round tours of its facilities, and there are several walking paths on its 35-acre campus. Set less than 2 miles south, Memorial Park has over 100 acres of land with tennis courts, a public ice skating rink and fishing access in Prospect Lake.

Many modes of transportation in Middle Shooks Run
The CanAm Highway and Interstate 25 are a few blocks west of the neighborhood, giving access to other city neighborhoods and Denver, 71 miles north. The area is highly walkable, with different trails and sidewalks leading to Downtown and other adjacent neighborhoods like Patty Jewett. Driving is another primary form of transportation, but folks can ride bikes along East Williamette Avenue and East Cache La Poudre. Mountain Metro Transit buses also stop in and around the neighborhood. UCHealth Memorial Hospital is within the community, and Colorado Springs Airport is about 10 miles southeast with direct flights to cities like Las Vegas and Baltimore.
Staying safe during wildfires
Some homes on the west side of Middle Shooks Run may be more at risk of wildfires. To protect their properties, the Colorado Springs Fire Department recommends homeowners create a defensible space with nonflammable vegetation and keep gutters clear of leaves and debris. Neighbors can also sign up for the Chipping Program, in which the department comes to individual streets and disposes of people’s tree branches and hazardous plants through a mobile wood chipping machine.
