Peace, love and Colorado Springs
Set against the foothills of Pikes Peak on one side and the Midland Expressway on the other, Midland-Westside is a neighborhood for the outdoor enthusiast. “Westsiders are the more laid-back, hippy types in Colorado Springs,” says real estate specialist Camellia Coray with Coldwell Banker Realty. “They love to hit the trails, and they value mom-and-pop shops.” Most local stores are individually owned, says Wayne Florek, a Realtor with Chrayne Realty, who lives in Midland-Westside and has been active in local real estate for the past 15 years. “You’ll find no box stores here. I know some of the finest restaurants in town, but I still enjoy seeing all the local eateries in Old Colorado City, minutes from my home.” Most of all, Westsiders enjoy their neighborhood, even if it’s a walk to the park.
Acres of parks and miles of trails
Residents appreciate the miles of trails at Red Rock Canyon Open Space on the western side of the neighborhood. “The park was purchased 20 years ago, and it features beautiful rock formations where you can go horseback and dirt bike riding or rock climbing,” Coray says. Two off-leash loops for dogs and a freeride park for bikes are part of Red Rocks, and nearly 80 technical climbing routes have been established, all maintained by volunteers. For families with children, Bott Park is a residential park next to homes, with a basketball field, two tennis courts and a playground. To the south, Bear Creek Regional Park is El Paso County’s most visited park. This 545-acre area of open prairie, hills and woods features an off-leash dog park, picnic pavilions, sports facilities, multiple playgrounds, and several walking trails.

Historic and new homes
While the listings may not show it, some homes in Midland-Westside date back to the late 1800s. “Most have been in families for generations,” Florek says. “It’s hard to buy one unless it pops up in an estate sale.” Most homes on the market today are three-bedroom ranch houses that sell for between $350,000 and $875,000, depending on their size and amenities. New contemporary homes priced at $565,000 and townhouses that list for $265,000 add to the mix in this friendly, eclectic neighborhood.

Fun festivities at Old Colorado City
Residents who enjoy art walks, farmers markets, food festivals and craft fairs need travel no farther than Old Colorado City on the other side of US 24/Midland Expressway to enjoy the year-round events and festivals. Territory Days, for example, takes place in May and features over 180 food and craft vendors, live music and a petting zoo. Native American dancers, Wild West gunfights and blacksmith demonstrations are just a few sights people can take in at this three-day festival.
Eating organic
For everyday needs, residents can shop at the King Soopers in the Uintah Gardens Shopping Center, which also features a Walgreens and a Petco. Mountain Mama Natural Foods sells organic produce and herbs just down the street. Residents can find their new favorite sandwiches at Colonel Mustard’s Sandwich Emporium on South 21st Street. For more restaurant choices, locals head to Old Colorado City. Front Range Barbecue is one of Guy Fieri’s favorites, and Slice420, the local pizza place, was so named to promote the benefits of alternative medicine.

"The neighborhood is small enough that you can walk from one end to the other in 10 minutes,” Florek says. The 16 bus runs along Robinson Street and Bott Avenue. Residents can also catch US 24/Midland Expressway at South 26th Street or South 21st Street. US 24 also connects to Interstate 25, which runs north to Denver.
