New construction in northern Colorado Springs
New builds in Norwood are bringing new life into this well-established northeastern Colorado Springs community. “The northern part of the city was developed between the 1970s and early 2000s, and now, new constructions are pushing further east because there’s no more land to build on in Colorado Springs,” says Realtor Melanie Weseman, owner of Citadel Realty LLC and broker since 2003. With a mix of maintained, updated and brand-new homes, “Norwood is somewhat affordable. It’s a good location, close to restaurants and walking trails,” says Jake Wade, Realtor with RE/MAX Real Estate Group based in Colorado Springs. Norwood is 10 miles from the Air Force Academy and surrounded by several houses of worship. Neighbors can gather at Emmanuel Missionary Baptist Church, Rock Family Church or St. Patrick Roman Catholic Church, or attend events put on by the neighborhood association, like movie nights and the annual Fourth of July celebration.
There are several churches in Norwood including Rock Family Church.
The Air Force Academy is just west of the Norwood neighborhood.

Mixture of home styles in a suburban setting
Cul-de-sacs and enclosed streets gently slope upward in Norwood. Trees cast shade in yards and along the neighborhood’s narrow sidewalks. Front lawns tend to be landscaped, sometimes with rock gardens. Norwood’s split-level, ranch-style and New Traditional homes were built between the 1970s and 2020s; prices range from about $340,000 to $700,000, depending on square footage. Condos cost between $310,000 and $350,000. Townhouses built in the early 2000s start at about $350,000 and extend to $540,000 for a corner lot with a patio.

Students may attend Colorado Springs School District No. 11 schools such as Martinez Elementary, rated B-minus on Niche, and Jenkins Middle, rated B. Doherty High, rated B, offers a Navy JROTC program and nominates three students for the Naval Academy each year.

Norwood is bike-friendly and walkable, but car-dependent for errands. To reach downtown Colorado Springs, drivers can head about 11 miles south down Interstate 25. Norwood is about 3 miles from CommonSpirit St. Francis Hospital and about 2 miles from UCHealth Emergency Room – Woodmen. Powers Boulevard, a main thoroughfare going through the eastern part of the city, extends 15 miles south to Colorado Springs Airport, passing Peterson Space Force Base along the way.

Playing, sledding and inline skating at Cottonwood Creek Park
Centrally-located Cottonwood Creek Park spans dozens of acres. It includes soccer and baseball fields, tennis courts, a disc golf course and a playground. “Cottonwood Creek Park is awesome – I play softball there,” Wade says. Paved paths lead to the park’s inline hockey rink, and the YMCA, which has an indoor waterpark and a gym, is also located here. When it snows, families flock to the open space near the YMCA to go sledding. Keystone Park has a playground, a basketball court and a baseball diamond. Cyclists can bike down the Cottonwood Creek Trail, which borders the park and connects to Homestead Trail. Just south of Norwood, the hiking trails at Sunset Mesa Open Space wind behind nearby neighborhoods. Play Street Museum is a nearby children’s museum with child-sized stores, houses and other play areas that encourage make-believe.

Shoppers can head to Woodmen Plaza to pick up groceries from King Soopers or run errands at Dollar Tree and the UPS Store.
