Peaceful hillside community 9 miles north of downtown Colorado Springs
At the base of the Front Range foothills, Oak Hills residents can breathe in crisp air provided by the Ponderosa pines and Douglas fir trees that fill the quiet neighborhood. “Living in neighborhoods like Oak Hills is a much different experience than most have in Colorado Springs,” says Realtor Kristen Norton of The Fletcher Team and Associates, who has been selling homes in the area for a decade. “Many have a 10,000-foot view of Pikes Peak and the Front Range, but here, you live in that mountainous area.” Nine miles north of downtown Colorado Springs, Oak Hills’ spacious homes averaging more than 2,500 square feet are zoned for the highly-rated Academy School District No. 20. According to the CAP Index, Oak Hills’ overall crime score is 2 out of 10, lower than the national average of 4.

The area faces some wildfire risk, but Oak Hills is located between two fire stations. Regarding daily weather, “We have four seasons; right now, it’s red, orange and yellow outside,” says Jason Daniels, Owner of Finch & Gable Real Estate and Colorado Springs native. “It snows but melts within a day or two. It randomly snowed in July and was 80 degrees the next day. Dress in layers. If you don’t like the weather, wait ten minutes.”
