Named after Colorado Springs founder
Palmer Park is named after the founder of Colorado Springs and the large park in the middle of the neighborhood. The proximity to the mountains and hiking trails in Palmer Park is a major selling point for outdoor enthusiasts. "You feel like you are in the mountains at your front step," Ashley Reed, with 0635 Real Estate Group LLC, says. "It is super quiet with access to the park." While close to the mountains, restaurants, shops and entertainment are not far away. "Colorado Springs is so spread out, so Palmer Park being central makes it easy to maneuver and commute," says Vanessa Zink, the City of Colorado Springs communications specialist. "You aren't far from the major retail areas, but you get to be tucked away in your own quiet area.”
Over 700 acres of outdoor activities
The parks and outdoor spaces are a staple in the Palmer Park neighborhood. Palmer Park is over 700 acres of wildlife preserve with hiking, biking and sports fields overlooking the city. Rock formations called Hoodoos, thin spires or eroded rock in vertical formations, are seen near the top of the trails. "The park is incredible, with beautiful views of Pikes Peak," Zink says. The park includes several trailheads, open space access points, picnic areas and Palmer Park Dog Park. The park hosts various events, including a Halloween scavenger hunt. Golfers can head to Patty Jewett Golf Course, about three miles south of Constitution Avenue. "It is one of the oldest golf courses west of the Mississippi," Zink says.

Ranch-styles and split-levels in central location
Houses in Palmer Park range from around $360,000 for a ranch-style home with a fenced-in backyard to more than $700,000 for a split-level home near the country club estates. Many of the homes were built in the 1940s and 1950s. "Palmer Park used to be the city center, but as it expanded, it became more southwest," Reed says. Homes sell, on average, after 53 days on the market, compared to the national average of 42. "There are lots of smaller houses on bigger lots with lots of natural vegetation," Reed says. Condos and townhouses are available on the neighborhood's east side, near Academy Avenue, and range from $200,000 to $340,000.

See the stars at Mitchell High
Students can start school at Audubon Elementary, a B school according to Niche. Audubon has events for students, like trips to the museum and school-wide dance parties. They may go to Mann Middle School next, a C-plus institution. Mann offers clubs and extracurricular activities like gaming, chess and robotics clubs. Teenagers could attend Mitchell High School, which receives a C. Mitchell is the third oldest school in the district and is the only school in the area to feature a planetarium.

Palmer Park's eastern border is the popular thoroughfare of North Academy Boulevard, with several fast-food joints and local eateries. "It's the equivalent of having an interstate right next to the neighborhood," Reed says. Along Academy Boulevard, to the north, is the Austin Bluffs Plaza, featuring grocery staples like King Soopers and Walmart Neighborhood Market. Wade's Café is a long-running staple in the area, known for its pancakes and other homestyle fare. On the other side of Academy is Nom Nom Thai, a local Thai food eatery known for large portion sizes. University Village shopping center is about six miles west along Austin Bluffs Parkway and has several restaurants and big-name stores, like Kohl's and Trader Joe's.
Easy access to North Academy Boulevard
Palmer Park is a primarily car-dependent neighborhood with limited public transportation options. There are a couple of bus routes along North Academy Boulevard, but people will use their cars to get in and out of the neighborhood. Zink says there is limited traffic, even during busy commute times, so it's easy to get around. Downtown Colorado Springs is about five miles southwest along Paseo Road. The area is walkable and bikeable for leisure, with several urban bike trails connecting to Austin Bluffs Open Space.
