In southeast Colorado Springs, Pikes Peak Park has homes under $400,000 between Fort Carson and Peterson Space Force Base. Colorado Springs sits “at the base of Pikes Peak, a 14,000-foot peak, which you can see from everywhere in the city,” says Jason Daniels, Owner of Finch & Gable Real Estate and Colorado Springs native. Pikes Peak Park is about 35 miles east of the mountaintop, but neighborhood homes are within walking distance of several parks and green spaces. “It’s an older, established and highly populated neighborhood,” says Realtor and longtime Colorado Springs resident Melanie Weseman of Citadel Realty LLC.
Proximity to the airport, hospital and Interstate 25
Pikes Peak Park is a quick 6 miles from Colorado Springs Airport and 4 miles from UCHealth Memorial Hospital Central. Cyclists and joggers can get around the neighborhood using bike lanes and sidewalks. Drivers have proximity to Interstate 25, which stretches about 5 miles to downtown Colorado Springs. Buses stop throughout the neighborhood, taking passengers northwest to Fountain Boulevard and southwest to Lake Avenue.
Going out for sushi and ice cream
Groceries are available at King Soopers and Walmart Neighborhood Market, both located along Academy Boulevard. For more chain stores and big box retailers, shoppers can head to the Citadel Mall or the Powers Corridor. Dozens of chain and fast-food restaurants line Academy and Powers, but for a local option, Uri Sushi and Grill serves various sushi rolls and sashimi. South Circle Drive has more retailers and Ice Cream Snack Shack, known for its unique offerings like ice cream sundae nachos, Nutella milkshakes and churro bites.
Playing Little League and basketball
Across from Monterey Elementary, Monterey Park contains a softball field and playground. Van Diest Park is next to Carmel Middle School; here, students can play on the basketball court and baseball diamond after school. Leon Young Sports Complex is an expansive outdoor recreation area with eight baseball diamonds. It is located next to the Boys and Girls Club.
Ramblers, split-levels and townhouses
Mature trees cast shady spots along subdivision sidewalks. Homes sit close to each other in this well-established neighborhood, some with fencing surrounding compact front and back yards. Enclosed streets and cul-de-sacs contain multibedroom ramblers and split levels, some of which have basements. Homes were built between the 1960s and the 2010s. Prices range from about $230,000 to $450,000 with newer, larger builds at the top of the price range. Home values here average around $340,000, lower than the average for the metro area, which hovers around $520,000. Townhouses fall between $225,000 and $400,000. However, about half of all residents rent. Pikes Peak Park contains several apartment unit options.
Walking to the park after school
Students can attend Monterey Elementary, Carmel Middle and Harrison High Schools. “Pikes Peak Park is within District 2 – the lowest-income school district,” Weseman says. Monterey and Carmel received an overall C from Niche, while Harrison High got a C-plus. The elementary and middle schools are within walking distance of parks and homes, whereas Harrison High is a short drive away. High schoolers can join the traditional Mexican folklorico dance group which practices after school and performs at football games.
The Family Success Center lends a helping hand
The Family Success Center in Pikes Peak Park provides local resources and facilitates community events. Residents can cast voting ballots here or visit the food bank, which is open two days a week and by appointment. The center hosts family-friendly events like Trunk or Treat on Halloween and facilitates year-round mentorship, job opportunities and emergency services.
