Pine Cliff begins along Interstate 25 and gradually gains elevation as it stretches west toward the Front Range Mountains, with abundant evergreens, wildlife and scenic views as community trademarks. “This northwestern part of Colorado Springs is quite distinct from neighborhoods on the other side of the interstate,” says Buyer Specialist Kisten Fletcher of The Fletcher Team and Associates at eXp Realty. “You have the unique opportunity to live in the area many residents would consider part of their scenic view, except yours is an immersive experience.”

Homes start at $320,000 and exceed $1 million, with townhouses, single-family homes and luxury builds from the 1970s and 1980s all part of the inventory. Spanish-revival features, like stucco and tile roofs, are standard. On the low end of the price range, two bedrooms and one bathroom stretch across 1,100 square feet inside HOA townhomes. Four bedrooms and three bathrooms cover 2,400 square feet inside single-family homes, often sitting on lots exceeding 1 acre. Luxury homes span nearly 3,000 square feet with four bedrooms and four bathrooms. These custom-built, high-elevation properties are known for expansive back decks where you can enjoy Front Range and Colorado Springs views.

Students can attend Rockrimmon Elementary, Eagleview Middle and Air Academy High Schools, part of the highly-ranked District 20 school zone. Each of the three schools received an overall A from Niche. Great Schools gave the elementary school a 7/10, the middle school a 6/10 and the high school an 8/10. Air Academy High is located at the Air Force Academy, but most students are part of civilian families. The school received A’s across the board for sports, academics and college prep, and most teens are interested in extending their education at Colorado State University.

It may be small, but families often walk to the 3-acre Pine Cliff Park – immersed in your neighborhood. You’ll find a playground, baseball diamond and multi-use field where you can play soccer or spread out with outdoor toys you brought from home. Bring your basketball and head over to the court to practice your free throws, or bike and skate along the paved path that winds through the park. Local trails also start right behind your home, leading to the expansive Ute Valley Park. Neighbors are known to hike, jog, and mountain bike through this area to neighborhood overlooks or the neighboring Pinon Park.

Pick up groceries from Safeway or hop on I-25 and find more options, like Trader Joe’s and Costco at University Village Shopping Center; it’s located 3 miles east – less than 10 minutes without traffic. Double your drive and continue north along I-25 to arrive at Chapel Hills Mall, comprised of nearly 100 stores. This is also where you’ll find your closest Walmart Supercenter, REI and movie theater. These shopping destinations are popular among most northern Colorado Springs residents, meaning dozens of fast-food, chain, and local restaurants are at your fingertips. Still, Pine Cliff residents have multiple dining options closer to home, like Marigold Café and Bakery. This neighborhood restaurant serves French-inspired meals, including steak, pasta and seafood; residents especially love Marigold’s handmade desserts.

Natural beauty, access to hiking trails and an appreciation for wildlife are big reasons residents love Colorado Springs. Those who want to lean into those notable qualities create a life in communities like Pine Creek, knowing they don’t have to compromise the proximity of shopping and city travel routes, ultimately making for a well-balanced life.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
