Suburban neighborhood close to hiking and shopping in northwest Colorado Springs

Eight miles north of downtown Colorado Springs, Pinon Valley offers a suburban lifestyle near the outdoors. A narrow creek flows through the neighborhood, and homes sit on enclosed streets between the expansive Ute Valley Park near the mountains and the four-lane Centennial Boulevard. “Neighborhoods like Pinon Valley have a uniqueness about them where your house is in the foothills, you have wildlife like deer casually roaming around, and these great big evergreen trees everywhere you turn,” says Realtor Kristen Norton of the Fletcher Team and Associates, who has been selling homes in the area for a decade. “At the same time, you’re only a ten-minute drive from Interstate 25 and an extra five minutes from popular shopping centers.” While Colorado Springs is known for the Air Force Academy, Pinon Valley is just down the street from Space Foundation Headquarters and Discovery Center. This museum has a planetarium, interactive laboratories and exhibits for anyone interested in STEM and space.

New Traditionals, contemporary Craftsmans and townhouses

Pinon Valley contains leafy trees and tidy lots of varying sizes in front of mostly two-story homes with concrete driveways. Some front lawns have low-water plants in rock and mulch gardens, and fenced-in backyards typically have enough space for a deck. New Traditional and contemporary Craftsman homes were built in the 1980s and 1990s; prices range from about $425,000 to $625,000. Townhouses range from about $255,000 to $330,000. Creekside homes face an increased risk of flooding. To combat the area’s fire risk, a fire station is positioned at the northern tip of Pinon Valley.

Colorado Springs School District No. 11’s highly-rated schools

Students may attend Chipeta Elementary, rated A-minus on Niche, Holmes Middle, rated B and Coronado High School, rated B-plus. In September of 2024, the high school hosted the Southern Colorado College Fair, accessible to all students across the city, with representatives from more than 100 colleges in attendance. Hope Montessori Academy serves prekindergarten and kindergarten; this private school is not rated on Niche.

Proximity to UCHealth Grandview Hospital

Residents can jog or bike along the sidewalks and dirt paths running throughout the neighborhood. Centennial Boulevard extends north to south; buses stop along this road, taking passengers downtown and to the University of Colorado—Colorado Springs. Pinon Valley is 4 miles from UCHealth Grandview Hospital and 19 miles from Colorado Springs Airport.

In the middle of the neighborhood, Pinon Valley Park has a baseball diamond and courts for basketball and volleyball. A paved path fit for jogging and walking dogs encircles the park, and parkgoers might spot a deer grazing in the open field by the playgrounds. The neighborhood borders Ute Valley Park, which has long dirt trails and spans more than 530 acres, offering hikers and cyclists views of the rocky ridgeline and distant hills. Pinon Valley is about 4 miles north of Garden of the Gods, one of the most well-known sites in the region: orange sandstone formations emerge from the earth, creating a scenic wilderness that attracts hikers and landscape photographers from all over. For indoor recreation, SoccerHaus Sports and Events Center hosts soccer and lacrosse matches; it also sells beer and appetizers. “Colorado Springs is consistently within the top five fittest and healthiest places to live,” says Jason Daniels, owner of Finch & Gable Real Estate and Colorado Springs native. “It’s one and a half to two hours from ski resorts, river rafting and other outdoor activities.”

Local beer, homemade pies and convenient shopping

To toast special occasions or to unwind on a Friday night, locals can head to Wackadoo Brewing. This veteran-owned-and-operated brewery donates 100% of its profits to veteran service organizations and other nonprofits. The brewery produces 130 beers on-site, including a non-alcoholic barrel-aged option, plus homemade craft sodas and hard seltzers. It serves food from 3.14 Pi Bar next door, which specializes in sweet and savory pies. For more homemade treats, Marigold Café and Bakery serves French fusion food and homemade desserts. Shoppers can grab groceries at Safeway or Costco Wholesale. Seven miles northeast, Chapel Hills Mall contains nearly 100 retailers, including Walmart Supercenter, REI and an AMC movie theater.
