Austin Bluff Open Space
Though Pulpit Rock Park is the neighborhood’s centerpiece, it’s also a popular Colorado Springs hiking destination. Neighbors often hike the 4-mile trail that loops around the base of the rock, while visitors trek 1.5 miles to the summit. Pulpit Rock is a fraction of the nearly 600-acre Austin Bluff Open Space, which has historical sandstone and mudstone rocks. These iconic sights formed over 60 million years ago, around the same time as the Rocky Mountains. There are 10 miles of designated multi-use trails with a plethora of wildlife.
University Village and other nearby conveniences
University Village serves as a one-stop-shop for groceries, errands and a bite to eat. Hop from one big box retailer to another and then grab groceries from Costco or Trader Joe’s. University Village is also home to Cowboy Star, a fine-dining local restaurant known for its hand-cut steaks. For a casual option, head to Dublin House Sports Bar and Grill. This neighborhood watering hole is located along Academy Boulevard, another main road, and is often filled with fellow locals watching sports games while playing pool and indulging in burgers, fries and rail drinks.
Homes with a view
Houses start in the low $400,000s and cap at $900,000; most were built between the 1960s and 1970s and include a minimum of 2,000 square feet. Townhomes especially appeal to college students and include up to three bedrooms and two bathrooms, and most require HOA fees. Houses sit on elevation, with many giving way to unobstructed views of Pikes Peak, Garden of the Gods and the rest of Colorado Springs. The best views and most expensive homes are those located closest to Pulpit Rock and can cost over $1 million.

Students can attend King Elementary, which has a C-plus Niche grade, followed by Russell Middle and Coronado High School, which have B-minus and B-plus grades respectively.
