Rockrimmon’s black asphalt streets curve between properties and nearby shopping centers. Tall, intricate light posts dot narrow sidewalks and blue spruce trees shade front yards. Late 20th-century Northwest-style and prairie-influenced condos with brick and wood siding are gathered in the northeastern corner of the area. These properties include amenities like playgrounds and pools and typically have monthly HOA fees of about $470 for utilities, insurance and grounds maintenance. “Rockrimmon is one of the only places in the city with condominium complexes with elevators,” Luciano says. These two to three-bedroom properties are priced between $275,000 and $325,000.New traditional homes built in the 1980s and ‘90s are further south in Rockrimmon, with green, pristine lawns and three-car garages. Some are in gated communities like The Retreat at Rockrimmon, with monthly HOA fees of up to $290. Late 20th-century split-level homes and new traditional homes on quarter-acre to half-acre lots are on the north side of the neighborhood surrounding the Rockrimmon Trail in subdivisions like Golden Hills and Tamarron. They have tree-shaded backyards with wooden decks looking out to the Colorado wilderness. Home prices range from $450,000 to about $700,000. Well-kept modern homes with mountain views can cost nearly $1 million.
Rockrimmon was developed on and near the old Pikeview Mine—the largest coal mine in the area, which operated from 1897 to 1957. Some properties may experience mine subsidence or movement of the ground because of a collapse of underground tunnels or shafts. Luciano says homebuyers should be aware of the Mine Subsidence Protection Program from by the Colorado Division of Reclamation, Mining and Safety, which provides homeowners with relief funding for damage caused to their homes, whether it’s an issue with the plumbing system, HVAC or movement of their foundation.
Aerospace classes at Air Academy High
Rockrimmon is served by the Academy School District 20, the largest in Colorado Springs. Students can start at Rockrimmon Elementary, rated A by Niche, and continue to Eagleview Middle, which scores an A-minus. The A-rated Air Academy High is one of the oldest schools in the district, known for its Air Force Junior Reserve Officer Training Corps where students learn the fundamentals of aerospace science and visit Air Force installations within the city.Moderate traffic and Mountain Metro Transit bus stops
Interstate 25 connects to the eastern border of the neighborhood, linking the area to downtown 7 miles south and Denver about 80 miles north. The interstate also connects commuters with the United States Air Force Academy about 3 miles north. Traffic is moderate, but it can get congested in the mornings and early evenings when people are going to and from work. Residents are primarily car-dependent, although most neighborhood streets have sidewalks. Roads like West Rockrimmon Boulevard have marked bike lanes, and folks can catch rides on Mountain Metro Transit buses along Corporate Drive. The Rockrimmon Open Space area in the center of the community spans dozens of acres, allowing wildlife like bighorn sheep and deer to gather there. Hikers and bicyclists can access the red rock-gravel-covered Rockrimmon Trail, which spans 2 miles across the community, giving clear views of mountains in the background. The 14-mile-long New Santa Fe Regional Trail snakes through the eastern section of the neighborhood, passing flat prairie land and tall pine trees. It leads all the way to the Air Force Academy 11 miles north. Set across from the Rockrimmon Trailhead, the 5-acre Golden Hills Park offers a swing set, a soft surface playground and large grassy spaces for dog owners to play with their pets. The giant Ute Valley Park is 2 miles west of Rockrimmon and spans 538 acres of hilly terrain. Visitors can choose from beginner or advanced hiking trails, and mountain biking is popular in the area. The area also features several impressive geological structures and hogback formations—long, narrow ridges with steep summits.Eating homemade carrot cake at Oliver’s Deli
For stuffed tomatoes, hot coffee and homemade carrot cake, residents head to Oliver’s Deli in Delmonico Square. Next door, Cleats Bar and Grill has multiple beers on tap, along with weekly karaoke and trivia nights. Further south in the neighborhood, New Day Café serves classic café food like omelets and French toast. For groceries, residents can head to Safeway near the western border near Vindicator Drive. The University Village Colorado Shopping Center is a 3-mile drive southeast; it has retail chains like Lowe’s Home Improvement and locally owned businesses like Colorado Running Company, which sells hiking gear and workout clothes. Locals can also drive six miles north to Chapel Hills Mall, for chain stores, local businesses and an AMC Movie Theatre.Locals volunteer during Creek Week
Residents can give back to their community every September through Creek Week, where volunteers pick up trash and debris in waterways in places like Ute Valley Park. This helps keep the Fountain Creek Watershed less polluted, and drainage systems unclogged. From June to October, folks can also venture 8 miles south to the Colorado Springs Farmers Market, where vendors sell fresh fruits and honey.Staying prepared for wildfires and floods
Homes on the far western side of Rockrimmon may be more at risk of wildfire damage during Colorado’s fire season between May and September. Since the devastation of the 2012 Waldo Canyon Fire, the city has made an effort to promote fire safety. The Colorado Springs Fire Department’s website advises homeowners to create a defensible space by planting trees and shrubbery far away from the home and routinely checking their smoke alarms. Because the Monument Creek flows through the community, there are flood risks in Rockrimmon. Wildfires erode the ground, making it more water-repellent and susceptible to flooding. Residents can stay prepared by keeping a 72-hour kit with drinking water and first aid supplies and ensuring their sump pump works.
