Springs Ranch is a prominent part of Colorado Springs's eastern border, offering a quiet residential lifestyle with convenient access to a bustling shopping district and Peterson Space Force Base. "Springs Ranch is considered the entrance to Peterson and the Space Force Base," Ashley Reed, a real estate professional with 0635 Real Estate Group LLC, says. Powers Corridor borders Springs Ranch to the west, where almost all major big-name retailers are within a few miles. Houses don't mix with these shopping centers, so the little activity these residential areas have is mostly locals driving through.
Split-levels and ranch-style homes near Colorado Springs Airport
Houses in Springs Ranch range from around $410,000 for a contemporary split-level or tri-level home to around $660,000 for newer ranch-styles with basements with several bathrooms and bedrooms. Many include an attached garage and driveway. "There is a steady amount of home construction but not a major influx of new builds," Reed says. "The area is already built up." The houses tend to be on smaller lots with a fenced backyard. Homes sell, on average, after 67 days on the market, compared to the national average of 42. Townhouses with three bedrooms in Springs Ranch range from about $395,000 to a little more than $450,000.

Dozens of options at Powers Corridor
Springs Ranch is bordered to the west by Powers Corridor, one of the primary thoroughfares along the eastern side of Colorado Springs. "It is like a little shopping district that is getting more chain-like as it grows," Reed says. Chain restaurants include In-N-Out Burger, HuHot Mongolian Grill and Texas Roadhouse. Nearby local restaurants include Bubba's 33, an American food restaurant serving burgers and fries with several large TVs showing sports and music videos. Xiang's Kitchen offers Chinese, Thai and Vietnamese dining with lanterns lighting the room. Peak N Pines Brewery has filled cups with locally crafted beer for about 20 years. Safeway is the closest grocery store option, with other options like Sprouts Farmers Market and Asiana Market a few blocks north along Powers Boulevard, also home to big-name retailers like Lowes, Kohl's and Best Buy.

Year-round school in District 49
Students can start at Remington Elementary, a B-minus school according to Niche. The Parent-Teacher Association is a prominent part of the school, organizing fundraisers and other family events. The next stop on their educational journeys could be Horizon Middle School, which receives a C. Students can participate in extra-curricular activities like art club and Battle of the Books. Teenagers may attend Sand Creek High School, a B-minus institution that offers sports like golf, basketball and volleyball. Springs Ranch schools are in District 49, which follows a year-round school schedule. Reed says it is the only district in Colorado Springs that follows that schedule.

Need to know
Most of Colorado Springs is on the same water systems, with a small section of Springs Ranch outside the Colorado Springs Utilities water service boundary near Piros Drive and Constitution avenues. The same area is considered part of the county instead of part of the city, meaning taxes can be cheaper for online orders; however, 911 calls will go to the Sheriff's Department instead of the local police station. With Springs Ranch being close to the airport, sometimes a little noise comes with the planes taking off and flying overhead.
Walk around Powers Corridor, drive everywhere else
Springs Ranch is primarily a car-dependent neighborhood, with few public transportation options available outside a few bus stops along Tutt Boulevard. The townhouses and homes along Tutt Boulevard and Powers Boulevard are close to Powers Corridor, making them walkable and bikeable to the nearby amenities. The neighborhood is about 11 miles from the Colorado Springs Airport and six miles from the Peterson Space Force Base. Downtown Colorado Springs is about 11 miles away; head south down Powers Boulevard, then west along East Platte Avenue.
