Stetson Hills helped initiate Colorado Springs’ eastern expansion at the start of the millennium – a decades-old movement still in progress. Since then, Colorado Springs has grown as a popular area for outdoor enthusiasts and military families stationed at several surrounding bases, like Fort Carson “There’s not enough land in Colorado Springs, so city developers began moving east,” says Realtor and longtime resident Melanie Weseman of Citadel Realty LLC. “A lot of the eastern land has already been developed, but new homes keep popping up.” Situated 11 miles northeast of the city, Stetson Hill residents enjoy a blend of commercial convenience and natural beauty.

Stetson Hills has a densely packed suburban layout, with Minimal Traditional-style homes perched close to each other on wide, curving streets. The neighborhood is lined with paved sidewalks and each home has a short, wide driveway leading to an attached garage. Lots in Stetson Hills average a quarter acre, and tidy front lawns boast simple landscaping. Homes start at around $250,000 for 1,500 square feet and cap at roughly $600,000 for 3,000 square feet.

Schools within walking distance in fast-growing District 49
Students can attend Stetson Elementary, Springs Ranch Elementary, Horizon Middle and Sand Creek High Schools. “Stetson Hills is part of District 49, which is one of the fastest growing school districts in Colorado Springs,” says Weseman. In fact, Stetson and Springs Ranch Elementary schools are only a 1-mile drive from each other, and both schools receive overall grades of B from Niche. Horizon Middle also earns a B, and Sand Creek High receives a C-plus. Kids can walk to all schools except Horizon, which is in a bordering neighborhood, Cimarron Hills. However, each school sits off Peterson Road, allowing parents to complete their carpool route in a matter of 4 miles.
A plethora of parks in Stetson Hills
Stetson Hills’ location is a bit further from the breathtaking natural beauty of Pikes Peak, the Front Range and the Garden of the Gods, but this eastern Colorado Springs suburb has more parks than any other neighborhood in the area. There are several within walking distance of any given residence in Stetson Hills. Stetson and High Meadows parks sit beside the neighborhood’s two elementary schools, and Sandstone Park is perched in the center of the neighborhood. Sandstone covers several acres and features a playground, basketball courts, a baseball diamond and a walking trail. Stetson Hill’s largest park, Laura Gilpin Park, spans over 20 acres of open green space, playgrounds, sports courts and a skating area with a half-pipe.

the Powers Corridor is packed with retail and dining
Stetson Hills borders the Powers Corridor, placing dozens of options to shop, eat and play within a short distance. For a meal and entertainment in one place, locals head to The Control Room on Barnes Road.
