All about space and mountain views in this northern Colorado Springs area
Set high in elevation 17 miles north of downtown Colorado Springs, Sun Hills is a rural community with homes from the late 20th and early 21st centuries and clear views of the distant Rocky Mountains. Alan Arata, Realtor for Keller Williams’ Clients Choice, grew up in the area and says Sun Hills has grown since it was first plotted in the early 1970s. People tend to move here for more elbow room, the well-rated Academy District 20 school district and the close-knit community. “The interesting thing is that neighbors here are close, but not physically,” Arata says. Lots here expand for several acres, and it’s normal to see stretches of wooden fencing, hay bales and horses on properties. Despite the distance between houses, people know their neighbors and like to be friendly. Plus, Arata says people are proud of the area and “most people take good care of their lots.” The voluntary Sun Hills Home Owner’s Association monitors the community; its CAP Index crime score is 1 out of 10.

Multiple housing styles on expansive lots
As they pull into the neighborhood and head down narrow, unmarked roads, drivers will see groves of ponderosa pine and spruce trees, acres of green pastureland and views of Pikes Peak. Sun Hills consists of single-family homes built between the 1970s and 2020s, and the neighborhood is monitored by a voluntary HOA. Common housing styles include late 20th-century ranch-style homes with stucco and vinyl exteriors and two-story modern traditional and farmhouse-inspired properties. Most properties here sit on multi-acre lots with open space yards, three-car garages and long paved driveways; some neighbors even have white split-rail fences where they raise horses and cattle.
One to two-story new traditional homes built in 2023 and 2024 sit closer to the southeastern border in the Flying Horse subdivision. These homes, which are being built into 2025, have monthly HOA fees of around $60; residents have access to a nearby clubhouse and community center. Home prices in Sun Hills roughly range between $700,000 and $1.5 million, depending on size and acreage.

High marks for Academy District 20
Academy District 20 serves the Sun Hills community and is one of the highest-ranked districts in the city, according to Niche. Kids start at Discovery Canyon Campus Elementary, which scores an A-minus, and then move up to Discovery Canyon Campus Middle, which earns an A. Discovery Canyon Campus High is rated an A-minus and has multiple art-focused organizations like the No-Bake Baking Club and Videography Club. The U.S. Air Force Academy, roughly 8 miles west of Sun Hills, offers multiple Space Force learning opportunities in Astronautics and spacecraft design.

Riding horses in Fox Run Regional Park
Located north of the area, Fox Run Regional Park has over 400 acres of forestland, trails and ponds. Visitors can check out the soft-surface playgrounds, ride horses on the multi-use paths and take their furry friends to the shady Fox Run Dog Park. Residents in Sun Hills can also travel about 4 miles south to the tiny Frog’s Leap Park, which has a playground and plenty of grassy, open space. Nearby, Barefoot Park has a soccer and basketball field and an inline hockey rink. The Flying Horse Resort and Club is a private golf club 4 miles south of Sun Hills; through membership, folks can play on the 18-hole Weiskopf and Flying Horse North Golf Courses, which have picturesque views of the Front Range mountains. There’s also a gym, pickleball courts and a lap swimming pool for members.

Driving-dependent community not far from Interstate 25
Sun Hills Drive is a major road that cuts through the neighborhood. Colorado State Highway 83 is a few miles east and connects to other surrounding cities like Denver, 63 miles north. Interstate 25 is also 2 miles west, giving routes across the city and state. The area is mostly car-dependent, and most roads here are narrow and travel deep into pine-tree-covered areas. UCHealth Memorial Hospital North is the closest hospital, about 8 miles south via CO-83. Colorado Springs Airport is 28 miles south, and Denver International Airport is 70 miles north.
Western-inspired shops and restaurants near Sun Hills
Locals can travel less than 3 miles south to Sprouts Farmers Market at Northgate Plaza shopping mall. A few miles west, shoppers can sort through popular women’s clothing and accessories at Apricot Lane Boutique, and nearby Boot Barn sells tons of Western-inspired items. Shoppers can have lunch at the Brass Tap, a locally owned restaurant serving craft beers and loaded burgers. Further south, the beloved Bourbon Brothers Smokehouse and Tavern whips up burnt ends chili and honey jalapeno cornbread. The Promenade Shops at Briargate have fast-food chains and retail stores like Bath and Body Works and Pottery Barn, 7 miles south of Sun Hills.

Celtic celebrations at the Western Museum of Mining and Industry
While locals in Sun Hills live on secluded properties, they’re not far from events and attractions. In June, people dress in their best Irish and Scottish attire for the Pikes Peak Celtic Festival at the Western Museum of Mining and Industry, 2 miles southwest. The festivities include whiskey tastings, athletic competitions and musical performances by the local Pikes Peak Highlanders. Fox Run Regional Park also hosts a free concert series throughout the summer, and in February, it holds its annual Winter Fun at Fox Run event. Families with kids can enjoy storytelling, wagon rides, crafts and games.

Prepping for wildfires
Because of the neighborhood’s topography, houses in Sun Hills are more at risk of wildfire destruction. The Colorado Springs Fire Department advises homeowners to plant trees that won’t grow over the roof or close to the home’s siding, keep lawns mowed and keep gutters clear of pine needles and leaves. The Sun Hill’s Homeowner’s Association also warns residents to be aware of their surroundings while driving or biking since wildlife like bald eagles, mule deer and coyotes roam the area.
