Ute Valley Park

Ute Valley Park

Higher-elevation homes with scenic views, located within walking distance of various nature trails, where wildlife causually roam in the woods and near your front porch: Ute Valley Park is precisely what residents hope to find in northwestern Colorado Springs. “The big evergreen trees, with the deer and wild turkey, create this unique community that doesn’t force you to live in seclusion from the rest of Colorado Springs,” says Buyer Specialist Kisten Fletcher of The Fletcher Team and Associates at eXp Realty. “This is what people envision when Colorado Springs comes to mind, so to turn that into a reality, living here is a no-brainer to neighbors in Ute Valley Park.”

Homes range from $500,000 to $800,000, with apartments, townhouses and single-family homes available. Split-level craftsmen built during the 1990s include up to three bedrooms and two bathrooms across 4,300 square feet. Contemporary Craftsmen built after 2010 stretch across more than 4,500 square feet with five bedrooms and four bathrooms. Stucco is prevalent in all single-family homes, but stone typically indicates newer ones. Quarter-acre lots are standard, and many homes have back decks to take in your surroundings; additionally, residents in more contemporary homes often invest in manicured front lawns with low-water plantings in rock and mulched gardens.

Students can attend Trailblazer Elementary, Eagleview Middle and Coronado High Schools. The elementary and high school got overall B’s from Niche, while the middle school got an A. Great Schools gave Trailblazer an 8/10, Eagleview a 6/10 and Coronado a 5/10. The high school also got a B for college prep, and most teens are interested in studying business at the University of Colorado Colorado Springs. Families that live in subdivisions surrounding Trailblazer and Eagleview can walk to and from school. However, parents will either need to drive teens to high school or arrange for them to ride the bus.
Ute Valley Park stretches over 500 acres and has various trails you can hike, jog and mountain bike on. Some of those trails will lead to elevated overlooks of your neighborhood, while others bring you to Pinon Park, where kids can climb, slide and swing on the playground. Practice your skills or put them to the test on the basketball court and baseball diamond, and bring your dog’s favorite toys to play fetch in the open field. You’ll also find paved multi-use paths that connect to subdivision sidewalks, adding your options for outdoor exercise.

Pick up last-minute dinner ingredients or restock your kitchen with Safeway groceries – 2 miles from your front door. For additional options, like Trader Joe’s and Costco, head east, hop on Interstate 25, and drive to University Village Shopping Center. Keep going north to wind up at Chapel Hills Mall, with nearly 100 stores. This is also where you’ll find your closest Walmart Supercenter, REI and Cinemark Movie Theater. Thousands of Colorado Springs residents shop along these famous stretches of Nevada Avenue and Academy Boulevard, lined with various fast food, chain and local restaurants. However, Ute Valley Park residents often dine closer to home at places like NaRai. This authentic Thai restaurant is run by a Tahi native whose family has a culinary background.

Playing into Colorado Springs’ most beloved features, residents in Ute Valley Park would rather spend their time walking along neighborhood trails than living in a traditional suburb; to them, it’s the only proper way to create a life in the Springs.

GreatSchools: The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
