Southern Colorado Springs area close to shopping, dining and Valley Hi Golf Course

Set 4 miles east of downtown Colorado Springs, Valley Hi has views of Pikes Peak Mountain, walkable streets and the popular city-owned Valley Hi Golf Course. “The location is convenient to a number of different things, and public transit is good from there,” says Alan Arata, Realtor for Keller Williams Clients’ Choice Realty and a Colorado Springs native. He says many working families settle down in this area because of the proximity to shops on Academy Boulevard, schools and the Colorado Springs Airport. Valley Hi has a mix of home styles; most residences here are more affordable than other western parts of the city. “People might buy a home, fix it up, turn around and sell it,” Arata says. Major employers like Lockheed Martin and UCHealth are also close to the neighborhood. Besides hanging out at Caddie’s at the golf course, folks here enjoy strolling around the grassy Roy Benavidez Park and heading south to Memorial Park for annual celebrations.

Major roads and public transit in Valley Hi

U.S. Route 24 borders the neighborhood in the south and connects to Interstate 25, a few miles west. Residents can reach nearby cities like Larkspur and Castle Rock via I-25, and Denver is about 76 miles north. Driving is a major form of transportation, but the north-south Chelton Road has bike lanes. Mountain Metropolitan Transit buses make regular stops near South Academy Boulevard and Mallard Drive. It can get noisy near the southern and eastern border of the neighborhood because of heavy car activity on East Fountain and South Academy boulevards. UCHealth Memorial Hospital Central is about 3 miles northwest of the area, and the Colorado Springs Airport, along with the adjacent Peterson Space Force Base, is about 6 miles southeast. Locals shouldn’t hear too much noise from the airport, except during the Pikes Peak Regional Airshow in August.

Condos and single-family homes within walking distance of the golf course

Valley Hi has asphalt paved roads passing through its subdivisions and some older, wider roadways closer to the neighborhood’s perimeter. Condos built between the 1960s and ‘80s are gathered near the eastern side of Valley Hi. The high-rise Satellite Condominiums offer a community pool and fitness center with a yoga room, and other neighborhood condos have a modern design with Masonite and brick siding within walking distance of Roy Benavidez Park.

Subdivisions like Fifteenth Fairway and Satellite Townhomes have two to four-bedroom late 20th-century townhouses with narrow driveways and vinyl facades. Prices for these condos and townhouses range between about $100,000 and $350,000, and residents in both can expect to pay up to $300 in monthly HOA fees.

Single-family homes in Valley Hi include midcentury ranch-style homes with bay windows and gabled roofs as well as two-story new traditional homes built between the 1980s and early 2000s. Rock-landscaped yards, circle driveways and plenty of mature ponderosa pine trees are common sights along suburban streets, and some properties have been renovated on the inside and sit on grassy, half-acre lots. Prices range from about $315,000 to $640,000, and most of the higher priced homes sitting adjacent to the Valley Hi Golf Course.

Connections to shopping on Academy Boulevard

South Academy Boulevard runs along the eastern portion of Valley Hi, giving neighbors access to plenty of shopping and dining options. Walmart Neighborhood Market is just a few blocks south, and Luna Market sells Mexican grocery items and fresh deli meat north of the community. Caddie’s at Valley Hi Golf Course is a go-to spot for dinner and happy hour drinks, and Uri Sushi and Grill serves fresh sushi and flavorful soups. Locals can sort through gently used clothes and glassware at Arc Thrift Store 2 miles south. The Citadel Crossing Shopping Center is a 2-mile drive north and houses major retail stores like Dillard’s and Lowe’s.

Hanging out at the golf course and strolling through Roy Benavidez Park

The public, 18-hole Valley Hi Golf Course is a focal point within the neighborhood. The facility includes a full-service pro shop offering golf lessons and selling apparel and equipment. The course itself is well-manicured with small lakes and sand-filled bunkers, and players can take a stroll on its paved trails. The course is also known for its First Tee of Southern Colorado organization, which offers junior golf programs. The 7-acre Roy Benavidez Park—named after a highly decorated local Vietnam veteran—has a playground, walking paths and several shaded benches facing the hilly Front Range mountains in the distance. Set 3 miles west, the almost 200-acre Memorial Park has tennis courts, a fishing lake and several skating bowls and obstacle courses at its skate park.

Mentoring opportunities at Harrison High

Valley Hi is served by two city school districts: Colorado Springs Schools D11 in the northern region and Harrison School District 2 in the south. In the Harrison District, kids can start at Wildflower Elementary which earns a B-minus from Niche and continue to Carmel Middle which scores a C. The C-plus-rated Harrison High offers several student-run clubs like Peer Mediation, where upperclassmen mentor freshmen, and the Hispanic Rhythm and Flavor Dance Club, where students can learn about Latino culture through dance lessons.

Live music at Caddie’s and events at Memorial Park

Valley Hi Golf Course hosts occasional live music performances and holiday-themed events at Caddie’s, its on-site restaurant and bar space. The course also has annual golf tournaments like the Pikes Peak Amateur in July. Every year, locals head west to Memorial Park for Colorado Springs Labor Day Lift Off. Folks can check out local food trucks, jam out to live music and sit to watch dozens of brightly-colored hot air balloons float into the sky.
