Centrally located in Colorado Springs, Venetian Village, though near the Garden of the Gods, downtown and Palmer Park, feels more detached from big city life with a relaxed pace. “It is an escape after a long day; nothing in the area draws outside traffic,” says Jamielyn Chillingworth, a real estate agent with The Cutting Edge. Major roadways, North Nevada Avenue and Austin Bluffs Parkway, connect Venetian Village with the rest of Colorado Springs, without sacrificing the relaxed pace that comes with a detached from the city feeling.
Older homes on larger lots
Tall, established trees surround Venetian Village homes, many of which are “older houses on larger lots,” Chillingworth says. Single-family homes range from $350,000 for a ranch-style home with three bedrooms and a garage to around $525,000 for a bungalow with modern features. Homes sell, on average, after 47 days on the market, compared to the national average of 42. Townhouses with three or four bedrooms range from $420,000 to $510,000, and manufactured homes range from $50,000 to around $120,000. Sidewalks throughout the neighborhood are often on the narrow end, with room for one person to walk comfortably. Additionally, most areas will have street parking and roads wide enough for vehicles to drive past in both directions.

Hiking trails and views of Pikes Peak
Dry summers and over 300 days of sunshine make outdoor activities a central part of everyday life. Nancy Lewis Park is a nine-acre green space with a wheelchair-accessible playground next to fitness equipment. The sand volleyball court and putting green are great for recreational activities, while the picnic shelter offers a covered area to enjoy lunch. Venetian Village is also a few miles west of Palmer Park, a large space with several hiking and walking trails and picturesque views of Pikes Peak, also known as “America’s Mountain.” “The scenery is like something you see on a postcard,” says Vanessa Zink, a communications specialist with the City of Colorado Springs. The Garden of the Gods is a National Natural Landmark about six miles west and is over 1,300 acres with natural rock formations and dozens of plants. The park features scavenger hunts and has bike paths and rock climbing on rare sedimentary rock formations.

Omelette Parlor serving breakfast for over 40 years
There aren’t many shops and restaurants mixed with the houses in Venetian Village; however, Nevada Avenue and Interstate 25 offer quick routes around town. “It’s 10-15 minutes, and you’re in a great spot to have a nice meal,” Chillingworth says. Omelette Parlor is a local breakfast diner that has been a local staple for over 40 years. The building was initially a retirement home for movie star Ruth Etting in 1893 before becoming the Omelette Parlor in the early 80's. The diner serves breakfast favorites, sandwiches and salads and has hosted the annual O’Furry’s golf tournament for almost 30 years, benefiting military veterans. Boonzaaijer’s Dutch Bakery has gourmet desserts and pastries to satisfy the sweet tooth, and also Dutch grocery items. Costco and Trader Joe’s are a few miles north on Nevada Avenue, near the University Villages shopping center.

Learn about Coronado High on KUGR-TV
District 11, the largest in Colorado Springs, includes schools like Stratton Elementary, B-plus-rated by Niche. It is named after Winfield Scott Stratton, a Colorado gold miner who donated generously to the people and city of Colorado Springs. Local students may then attend Mann Middle School, which receives a C-plus, where they can participate in sports like football, basketball and golf. Teenagers may then attend Coronado High School, a B-plus institution, where advanced video production students produce a weekly program for KUGR-TV on all campus happenings. Students looking to continue their education don’t have to look far, with the University of Colorado-Colorado Springs a few miles north of the neighborhood.

Commute throughout town on North Nevada Ave
Colorado Springs offers limited public transportation options, so locals will primarily rely on their vehicles to get around. “We have some bus stops, but even if you take the bus, you can expect to walk a fair amount,” Chillingworth says. North Nevada Avenue is easily accessible for commuting throughout the city, including four miles south to Downtown Colorado Springs. The Colorado Springs Airport is 13 miles southeast. Nevada Ave merges into Interstate 25 a few miles north, which goes to Monument, the Air Force Academy and up to Denver. “You can get anywhere in the city from here,” Zink says. “It is very central and easy to jump on the highways.”
