Offering residents midcentury housing options, proximity to green spaces, award-winning restaurants and major employers, there's always something to do here. "There's the university, and we have multiple hospitals in town. Doctors often get moved here and they transfer out, too," says local Realtor Dalton Rice with House of Brokers Realty. "There's a constant supply of professionals moving in and out of the city," which Rice reiterates contributes to Columbia's vibrant and constantly evolving nature.

Midcentury homes

In County House Branch, homes are situated along streets lined with mature trees that often end in cul-de-sacs. Most feature midcentury designs and feature quarter-of-an-acre lots. Ranch-style homes with garages are the most common style; however, there are also split-level and bi-levels here too. "A lot of these homes have been updated," says Bennett. Depending on the property's condition, size and location, they can cost between $275,000 and $400,000. The median single-family home price is $325,000, or slightly higher than the city's median of $305,000. Buyers should be aware that the sloping nature of the streets here impacts Flood Factor Scores — some homes along Spring Valley Road, Cowan Drive and Rollins Road receive higher-than-average scores.

Hickman High and other public schools

Most students in Count House Branch enroll in Columbia Public Schools and start their educations at Russell Boulevard Elementary, which receives a B rating from Niche. The school's PTA often hosts events, like the Russell Boulevard Family Literacy Night, which features everything from guest readers to educational games. From there, students head to B-minus-rated West Middle, which boasts a number of extracurriculars, including a weekly book club. Students continue to A-minus-rated Hickman High, the No. 2 public high school in the area, according to Niche. The school offers courses in five languages: Japanese, Chinese, German, French and Latin. It also features woodworking and marketing electives.

Clary-Shy Community Park, Cosmo Park and the MKT Trail

County House Branch is just about a mile from Clary-Shy Community Park, which hosts the Columbia Farmers Market throughout the year. The park also features the Activity & Recreation Center, which boasts a pool and basketball court. Just under 3 miles away, Cosmo Park offers everything from tennis courts to a roller hockey rink. “Cosmo Park is kind of our hub for sports, and it has been for many, many, many years," says Gabe Huffington, the city's parks and recreation director. It features a skate park spanning over 25,000 square feet. The skate park was designed by the city's park team and local skaters, some as young as 12 years old. The park is also home to the 18-hole L.A. Nickell Golf Course, which is open throughout the year and hosts a three-person scramble in May. For other recreational options, Bennett points to Columbia's trail systems. Arguably the city's most popular path, the MKT Trail stretches nearly 10 miles and is a go-to option among bikers and joggers alike.

For dining out, Bennett suggests Chris McD's Restaurant & Wine Bar, a steakhouse just south of the community. While best known for its steaks, the eatery also serves seafood and other American fare. In 2023, it received the 'Best of Columbia' bronze honor for steak. Nearby, La Terraza Mexicana Grill offers enchiladas and fajitas, as well as complimentary chips and salsa. Right next door, The Grind Coffee House features seasonal menus and specialty drinks, including ‘adult chocolate milk,’ a cold brew complete with mocha and white mocha syrup. Across the street, the steakhouse CC's City Broiler offers American fare and a comprehensive wine menu. It won the 2023 'Best of Columbia' gold honor for steak. For groceries, Gerbes is less than a mile away, and for shopping, the Columbia Mall features nearly 100 stores and is just under 2 miles away.

A 2-mile drive from The District

Go COMO's Red Route offers 30-minute bus rides to and from The District. The city center is about 2 miles away via West Broadway, accessible by car, foot and bike. This route also connects the community to major employers, including the University of Missouri, which has over 6,000 staff members and nearly 30,000 students; MU Heath Care is less than 2 miles away and employs almost 8,500 people; lastly, the Boone Hospital Center is just under 3 miles away and employs over 2,000 people. For other commutes, Interstate 70 is just a few miles north, while U.S. Route 63 is to the east. The latter offers connections to the Columbia Regional Airport, around 15 miles south, and the state capital, Jefferson City, about 33 miles south.
