In the summer, residents of Katy Lake Estates can grab a towel, put on their bathing suits and head to the lake. Located at the center of the neighborhood, the lake offers locals a place to swim or to simply soak up some sun. "I live in that general area and love it out there," says Realtor Ryan Lidholm with Weichert Realtors. "It's kind of on the outskirts of the central part of town," adds Lidholm, which makes it ideal for those who want peace and quiet paired with their suburban lifestyle. Conveniently only about 7 miles from downtown Columbia, also known as The District, "The MKT trail access is also a huge selling point. A lot of people want to live near the trail," Lidholm says. With a trail connector going through the community, residents have 24/7 access to this pathway, which they can also use to bike or walk to The District. Highly rated schools, spacious 1990s-era homes and an involved HOA only add to this community's appeal.

New Traditional homes
Most properties in Katy Lake Estates date back to the mid-'90s, reflecting New Traditional brick designs. Ranch-styles are common here, but there are also some two-story homes available too. Regardless of style, these properties typically sit on quarter-acre lots, flanking sidewalk-lined streets that surround the lake. Buyers can anticipate a yearly HOA fee of around $150. As for sales prices, "You'll see houses anywhere from $325,000 all the way up to the high $600,000's or more if they've had any updates completed, or if it's a premium lot on the lake," Lidholm says. "The homes on the lake do not become available very often, and if they do…they tend to sell very quickly." In addition, prospective buyers should note that some waterfront homes, particularly those along the lake's western stretch, receive higher Flood Factor Scores than other homes in the community.
These lakefront homes tend to be most expensive and rarely for sale in Katy Lake Estates.

Activities on the Lake, the MKT Trail and nearby green spaces
"Katy Lake has two docks for the members of the HOA," Lidholm says, adding that he has seen people swimming, canoeing and fishing there. "I've seen kids catch their first fish in that lake … and it'll be a decent-sized catfish," he adds. Bikers and walkers can head to the MKT Trail. At the nearby MKT Trailhead on Scott Boulevard, there's a small park with football fields and a playground. "I see the rugby club practicing there," Lidholm says. There are also plenty of other nearby green spaces for residents to explore, including Twin Lakes Recreation Area. Here, pups run free in the dog park while anglers can try their best to reel in a catfish or a bluegill. The Rock Bridge Memorial State Park is also nearby. "It's an incredible park," Lidholm says, mentioning the area's many caves. The Devil's Icebox Trail is another popular one, which leads to Conner's Cave. "When it's really hot outside, it's cool in the cave," Lidholm adds.
Highly rated public schools and the University of Missouri
Children can attend Columbia Public Schools (CPS) like Mill Creek Elementary, which receives an A-minus rating on Niche. The school has partnerships with local organizations like Rolling Hills Veterinary Clinic. From there, some students apply to attend B-plus-rated Ann Hawkins Gentry Middle School, which features extracurriculars like Science Olympiad. Then, it's on to A-rated Rock Bridge High, which Niche ranks as the No. 1 public high school in the area. At Rock Bridge, students can take electives in various fields, like family and consumer sciences. They'll also have access to the CPS Planetarium's many events. For further educational options, the University of Missouri is also less than 5 miles away.
Mill Creek Elementary School is part of the Columbia 93 School District.
Rock Bridge High School serves students in grades 9-12.

Nearby eateries and more
For dining out, Lidholm recommends the American restaurant Addison's. It serves everything from lemon ginger calamari to baby back ribs — nachos are also particularly popular among patrons. Nearby, at the Old Neighborhood Cafe, soups and sandwiches are on the menu, making it a convenient spot for a quick meal. "There's also a Trail Stop Brewing that is opening up [in the area]," Lidholm says. "It's under construction now." Besides being a restaurant and brewery, the establishment will also boast pickleball courts. For other options, Lidholm says many residents will head closer to The District to explore the city's vibrant culinary scene. For groceries, locals can head to the nearby Hy-Vee location, while those wanting to hit the shops will enjoy that the Columbia Mall is less than 5 miles away.
An online garage sale, the nearby Columbia Farmers Market and more
Residents can stay connected by joining the community's private Facebook group, which also allows them to take advantage of events like their residents-only online garage sale. As for annual events, locals can deck themselves out in black and yellow to support the Missouri Tigers during football season. Or they can head downtown for a city-wide event like the year-round Columbia Farmers Market, whose days and hours depend on the season.
A car-dependent community
Katy Lake Estates' location means that residents enjoy short commutes into downtown, which is about 7 miles away via South Scott Boulevard and West Broadway. Major employers in the city, including the University of Missouri and MU Health Care, are even closer. Both are about 5 miles away via Chapel Hill Road and East Stadium Boulevard. The state's capital, Jefferson City, is about 35 miles south and accessible via U.S. Route 63. Interstate 70 connects residents to Kansas City, which is 125 miles west. St. Louis is about 130 miles east via Interstates 70 and 64. For longer commutes, Route 63 connects residents to the Columbia Regional Airport, which is around 16 miles away.
