While the name Meadowvale may suggest country living, this community is located less than 5 miles northeast of the city center. With just over 100 homes, Meadowvale offers relaxed Missouri living close to major thoroughfares, green spaces and restaurants. "It's an up-and-coming area," says Hope Fick, a Realtor with Blondin Group who has experience in the community. "Homes here are slowly being converted from rentals to rehabs, and then being put on the market." These older properties typically sell for anywhere from the mid $100,000s to the low $200,000s, reflecting lower-than-average prices for the city and attracting first-time homebuyers, according to Fick. The community is also home to the new Legacy Farms subdivision, but in general, Fick says, "It's modest Midwestern housing."

Midcentury designs and new homes
In Meadowvale, homes sit on quarter-acre lots, flanking maple-lined streets often ending in cul-de-sacs. The older homes here were built in the '60s and '70s, and reflect ranch-styles and split-level designs complete with two-car garages. These properties typically cost between $150,000 and $220,000, which is lower than the city's median home price of $305,000. Meadowvale is also home to the Legacy Farms subdivision, which features contemporary single-family designs that range from $500,000 to $650,000, with added yearly HOA fees. The community is also home to contemporary townhouse styles, which cost between $250,000 and $300,000. In the past, both newer and older homes sold after less than a day on the market; however, on average, homes here sell after 22 days, nearly two times faster than the national average of 43 days.

B-rated Battle High and other Columbia Public Schools
Children can enroll in Columbia Public Schools, like Shepard Boulevard Elementary, which receives a B-minus rating from Niche. The school hosts themed events, including a Valentine's Day party with everything from snacks to festive crafts. From there, students head to C-plus-rated Lange Middle, which features both a tabletop games club and an art club. Then it's on to B-rated Muriel Williams Battle High, most commonly known as Battle High. The school features conservation and marketing electives. During football season, many residents come to watch the games. "The stands are packed," says Matthew McAdams, a longtime Columbia resident and Realtor with Hearth and Home Realty, "Football is big in Missouri, probably not as big as in Texas, but it's a big deal."

McKee Street Park, Indian Hills Park and more
McKee Street Park is within walking distance and boasts a playground, making it a go-to spot for children. Less than a mile away, Indian Hills Park features a fenced-in dog park and multiple playgrounds. It also boasts a par 54 disc golf course that winds through mature cedar and juniper trees. The course is home to the Mid-America Open Disc Golf Tournament, which is held each summer. It's also where the Columbia Disc Golf Club practices. For other options, the Lake of the Woods Recreation Area is just 3 miles east and is home to an 18-hole golf course. The recreation area also features a fishing lake stocked with catfish. There are plenty of other nearby green spaces, including Stephens Lake Park, a popular option among walkers and soccer players alike. In the warmer months, the lake is a go-to swimming spot.

Less than 2 miles away, George's Pizza and Steakhouse offers a casual dining environment complete with daily lunch specials and booth seating. The restaurant serves everything from gyros to locally made honey ice cream. Inside, there are Greek-inspired decorations, including stained glass art of the Parthenon. For other options, McAdams recommends Big Mama's Cafe, the 2022 and 2023 winner of the 'Best of Columbia' breakfast awards. He also suggests the Broadway Diner, which has been around since the late '60s. The diner has retained its retro vibe with red and white checkered flooring, bar seating and shiny red booths. Today, it serves breakfast classics, burgers and old-fashioned ice cream floats. For groceries, the Midwestern chain Schnucks is also less than 2 miles away, while an Aldi location is about 2 miles away.

Public transit, commutes to the city center and more
Go COMO's Blue Route offers 20-minute commutes to and from The District. For drivers, the city center is just over 4 miles away via Clark Lane and Paris Road. State Route 740 offers connections to major employers like the University of Missouri and MU Health Care, which are about 5 miles away. However, some residents work within the hospitality or industrial sectors. A number of hotels and industrial companies are just a few miles southwest of the community. U.S. Route 63 is just west, offering connections to the Columbia Regional Airport, nearly 14 miles away, and to Missouri's capital, Jefferson City, about 32 miles south. For other commutes, Interstate 70 runs just south of the community.
