A suburban Columbia community with less than 200 homes
As the weather gets warm and fireflies emerge at dusk within Rockbridge's suburban landscape, children chase one another around their front yards while parents crack open cool drinks and enjoy a relaxing evening in their backyards. It's this taste of quintessential Midwestern living, coupled with a highly rated school district and a location convenient to just about everything, that attracts residents to the community. After all, The District, known as Columbia's city center, is just 4 miles away; while popular green spaces and restaurants are even closer. But, it's not just the location that attracts residents to Rockbridge. It's the price points. Nearby communities, like Bedford Walk, feature classic subdivision living, complete with HOAs, but properties here can sell for $200,000 more than homes in Rockbridge. This makes Rockbridge one of the most accessible communities in the area. "There are also no commercial or industrial areas in Rockbridge," says local Realtor Russell Boyt with the Russell Boyt Real Estate Group. Which makes this a perfect community for those wanting something "entirely residential with residential amenities."
Rockbridge is a quiet, well established neighborhood south of busy downtown Columbia.

Ranch-styles, bi-levels and split-levels
Homes here typically sit on a fifth of an acre and flank oak-lined streets that often stretch into cul-de-sacs. Most of these properties were built between the 1960s and 1990s and reflect classic designs from that period, like ranch-styles and bi-levels. Split-levels are also common in this community. Prices in Rockbridge typically range from anywhere between $200,000 to $300,000, depending on the property's condition and size. "It's very, very common to have investor properties," says Realtor Dennis Jordan with House of Brokers Realty, and many have also been recently renovated. Properties here sell nearly two times faster than the national average—spending around 22 days on the market—which makes Rockbridge "one of the most competitive areas in Columbia," Boyt says.

What Niche ranks as the No. 1 school district in the area
Children here can enroll in Columbia School District public options like Grant Elementary, which receives a B rating on Niche. Serving students from more than 25 countries, the school boasts an involved PTA that helps plan events like field day. From there, students go on to B-plus-rated Ann Hawkins Gentry Middle, which touts tennis, world languages and computer clubs. Students will round out their secondary education at A-rated Rock Bridge High, which features everything from the Columbia Public Schools Planetarium to diverse electives like Mandarin, graphic design and robotics.

While Rockbridge is mainly residential, it's also home to Rock Bridge Park, which comprises 3 acres. Community gatherings and nearby events
The community's Rockbridge Church of God serves as a gathering place for some residents. In addition to offering regular services, it also features the Kids on the Rock, an evening program complete with games, dinner and more. For other gatherings, locals are not far from the many events held near or in the city center, including the North Village Arts District's monthly "First Fridays," which features opportunities to support and connect with local creatives. As the weather gets crisper and football season is in full force, many head to the University of Missouri decked out in black and gold to support the Missouri Tigers.

Commute to The District and more
The community is just 4 miles from The District via State Route 163, one of the city's major thoroughfares. This route can also get residents to employers like the University of Missouri and Boone Hospital Center, both of which are less than 5 miles away. On travel days, locals can hop on U.S. Route 163 to the Columbia Regional Airport, which is approximately 11 miles away. For other commutes, Interstate 70 gets locals to St. Louis, which is about 130 miles away. Kansas City is also about 130 miles away and is accessible via Interstates 70 and 64. To get around, "most of the time, people are driving," Jordan says. However, residents can catch the bus on Go COMO's Black Route.
