A quiet Columbia community
In Shepard Boulevard, residents can walk to the elementary school, a neighborhood park and the local bar. This proximity to go-to neighborhood spots is one reason local Realtor Jane Boles with RE/MAX says people come to the community. Despite not having sidewalks, "there's not so much traffic, so there is no problem walking in the streets," adds another local Realtor with RE/MAX, Nancy Holliday. With the exception of a few churches and offices, the community is primarily residential. "It's kind of like the country," Holliday says, pointing to the spacious lawns the neighborhood is best known for. Yet, this suburban community is just a few miles from the University of Missouri (Mizzou) and downtown Columbia, known as The District. With a convenient location and a multifaceted appeal, "people have lived here for a long time," Holliday says.

Midcentury homes
Mainly built from the 1950s through the 1970s, Shepard Boulevard offers a number of midcentury designs. "Homes that are [east, getting] closer to Shepard Boulevard Elementary are a little bit smaller," Boles says. These homes are ranch-styles and split-levels that sit on a quarter of an acre. They range from $250,000 to $400,000. On the west side, many homes sit on half an acre or more, reflecting Colonial Revival, midcentury modern and New Traditional designs. Some of these properties abut one of two lakes, a location that makes them the community's most expensive homes. Prices range from $350,000 to $800,000, with waterfront properties usually costing upwards of $550,000.
