Commuting convenience and proximity to metro Columbia
Though much has changed throughout the years in Columbia, Denny Terrace has remained steadfast. “You won’t see any new construction in Denny Terrace and properties have a tendency to show their age,” says Steve Crater, who’s amassed 40 years of experience in the area as the owner of Centre Realty. Some residents are first-time buyers drawn in by the price points, while others are investors looking to put some time into reimagining fixer-upper homes. Given its proximity to South Carolina’s capital city, Denny Terrace has become a popular home base for commuters. Though the neighborhood’s forested landscape gives it an isolated feel, it’s close to several churches, faith-based institutions and the private, faith-based Columbia International University (CIU).

In Denny Terrace, the streets are lined with mature pine trees, which predate even the oldest homes. Cape Cods and brick ranch styles range from the low $100,000s to upwards of $250,000 depending on the lot size and whether the property has been renovated. “It’s not uncommon that buyers purchase a house from the 1950s or ‘60s,” says Crater, adding that some even date back to the ‘40s. “There are some newer ones, but there are mostly older ones. People have been fixing them up, so it’s very much a transitional neighborhood,” says Phil Brannan, a real estate agent with Century 21 Vanguard who has lived in the Columbia area for over 20 years. “It’s a good mixture of people buying to live there and rentals because you have CIU that’s right there, so you have some college kids there.”

Nature trails along the Broad River
The Denny Terrace Community Center is located in the heart of the neighborhood, with indoor and outdoor amenities such as sports courts and a fitness center. Right outside of the community center are tennis courts and a playground, as well as a nature trail. Hyatt Park is also less than 3 miles away. Riverfront Park North is 6 miles down the road. Situated along the Broad River, this park is where many North Columbians come for some fresh air. It’s also where the 10-mile-long Palmetto Trail starts, which snakes around the Columbia area. Folks looking to spend their day on the greens are about 5 miles from the Riverside Golf Center, which is home to a 9-hole course.

The Richland School District 1 also offers magnet programs for all grade levels, which includes specialized career-centered programs like aerospace and national defense, language immersion and career development. Denny Terrace is less than a mile from Columbia International University, a faith-based university with over 70 degree programs.

Denny Terrace exits to Monticello Road, which has everything from Dollar General to convenience stores and restaurants. Bigg Redd’s Diner is a local staple serving comfort meals in an old-school diner environment. Johnson’s Restaurant is a go-to spot for a massive burger and authentic hash and rice. Angelo's Zesto has been a local staple since the 1950s, serving American fare and tasty shakes. A quick drive on Interstate 20 leads to the Dutch Square Center shopping mall along Broad River Road, which has dozens of retail options, an Asian Market for groceries and a BTM Cinemas to catch the latest box office hits.

Easy access to the Columbia metro area
Denny Terrace is less than a mile from I-20, which gives commuters an easy route around the Columbia metro area. Local roads lead to the downtown area, which is about 6 miles away. Columbia’s Comet bus has several stops about a mile down Monticello Road, but for the most part, residents drive to get around. The community is about 13 miles from the Columbia Metropolitan Airport. Prisma Health Richland Hospital, known for specializing in fields like behavioral care, cancer, and orthopedics, is a 5-mile drive down Monticello Road.
