Quiet cul-de-sacs and neighborhood cookouts are common in Spring Valley, a suburban community located 12 miles north of downtown Columbia. It’s the type of place where people wave hello on the street and greet each other by name. Many residents put down roots decades ago and never left, enjoying the reliably quiet roads and tree-filled landscape. While there are a few newer subdivisions in the area, Pat Andrews, a Realtor with Keller Williams Preferred, who has over 20 years of experience, says: “This neighborhood has kept its integrity.”
In addition to its serene environment, Spring Valley offers convenience. Along with downtown Columbia, other shopping destinations like Spring Valley Commons and The Village at Sandhill are a quick drive away via Two Notch Road and U.S. Route 1. “That’s why a lot of people have been here for years and years,” Andrews says.

Spring Valley is an established community
Spring Valley is made up of several subdivisions interspersed between grassy hills and ponds. “Most neighborhoods are really well established, and you have lots of mature trees. There are little lakes scattered around the community that people fish in,” says Billy Trevathan, a Realtor with Keller Williams Realty, who lives in the area. “There are a few newer developments with HOAs, but the older subdivisions don’t have HOAs.”
Homebuyers will find traditional-style homes with prices ranging from $150,000 to $400,000. Ranch homes built in the 1970s run from $150,000 to $250,000, while larger Colonial Revival-style homes with roomy lots cost between $250,000 and $400,000. Regardless of address, most residents enjoy wide driveways, two-car garages and tree-lined streets.

Students attend well-ranked Richland School District 2 schools
Spring Valley is served by Richland School District 2. Some Spring Valley students live within walking distance of L.B. Elementary School, which, along with E.L. Wright Middle School, scores a B-plus grade from Niche. Richland Northeast High School has a B rating and is home to the Palmetto Center for the Arts, a magnet program that offers courses in dance, music, theatre and visual arts.

Shopping at Spring Valley Commons and The Village at Sandhill
Residents can pick up groceries at the Food Lion in Spring Valley Commons or head over to The Village at Sandhill, a shopping plaza with more than 30 retail and dining options ranging from JCPenney to Five Guys. “A lot of families like this particular area because it has things that are convenient to them,” Trevathan says. “It’s close to shopping and there are all kinds of restaurants around there.”
El Salto, in Fortune Square shopping center, is a go-to spot for Mexican fare and margaritas. For a quick lunch, locals head to Jimmy’s Mart, a convenience store known for its hot dogs and catfish stew. “I’m a good old Southern boy. I like catfish stew and it’s hard to find,” Trevathan says. “The catfish stew there is fantastic. It’s top-notch.”
For a wider selection of retail options, some residents prefer Trenholm Plaza in the neighboring community of Forest Acres. Here, locals can browse upscale clothing retailers like J. Crew and Anthropologie or grab a slice of Tazza Kitchen’s wood-fired pizza.

Locals can spend free time putting around at Spring Valley Country Club
Spring Valley Country Club, on Spring Valley Road, is a favorite post-work and weekend destination for members and their guests. It boasts an 18-hole golf course and six clay tennis courts, as well as a pool and a snack shack.
Residents can also drive 12 miles south to reach the city center for year-round arts and culture opportunities. The University of South Carolina’s Koger Center for the Arts and Township Auditorium downtown offer plays, A-list musicians and comedians.

Beat the heat at the Sesquicentennial State Park splash pad
Referred to as “Sesqui” by locals, Sesquicentennial State Park is a go-to spot for Spring Valley families. Just south of the community, residents will find two playgrounds, a mountain bike trail and a lake with pedal boat rentals available. It also has a splash pad, which gets plenty of use on those 90-degree summer days.
Columbia Metropolitan Airport and Lexington Medical Center nearby
Although Columbia's public bus system (The Comet) stops along major thoroughfares like Two Notch Road, most locals rely on their cars. Via Interstate 20 and Interstate 26, Spring Valley residents can drive approximately 20 miles to reach the Columbia Metropolitan Airport, which offers nonstop flights to nine major U.S. cities. Downtown is 12 miles south by way of Route 277 South. Amtrak’s Silver Star Line also stops in downtown Columbia and travels up and down the East Coast from New York to Miami.
Residents can drive less than 10 miles south on Two Notch Road to reach the Medical University of South Carolina Health, a 304-bed hospital. Lexington Medical Center, named the second-best hospital in South Carolina by U.S. News & World Report, is approximately 15 miles south of Spring Valley down Interstate 20.
