Old-fashioned Southern charm near downtown Columbia
Not to be confused with the tony seaside community in New York, The Hamptons in South Carolina built a reputation of its own. “The Hamptons has developed nicely in the last 20, 25, maybe 30 years,” says Earl Pierce, a sales agent with Coldwell Banker Realty who has over four decades of real estate experience. Made up of several subdivisions, the inland community is in demand for its variety of homes in turnkey condition, plus its proximity to downtown Columbia and Fort Jackson. “It’s very family-oriented, very old-fashioned,” says Janice Dinkel, an agent with Coldwell Banker Realty who has sold dozens of homes in the area. “People are neighborly. They do things together.”

Stately colonials and ranch homes
The Hamptons’ residential blocks feature everything from 1960s ranch-style homes to stately, multi-story traditional homes with Greek and Colonial Revival influences. Several of these larger, more stately homes include features such as brick stairways leading up to the entrances, spacious and well-manicured front yards and full-height porches covered with gabled roofs held up by multiple tall columns. The modest, decades-old brick ranch styles common in this part of the state are also available in some subdivisions. This area— similar to neighboring Lake Katherine — has developed much over the years and features a handful of subdivisions. The average price for homes here hovers around $200,000 and $450,000, but some sell for over $1 million. Those, however, are not considered the norm and are several thousand-square-foot houses located on big tracts of land. Demand, which affects those prices, has been high in the Hamptons.
