Prices start near $100K and reach $600K for historic properties
The historic neighborhood was primarily developed between 1920 and 1950, when architects created a 24-acre park-like community with curved streets, large yards and mature tree canopies. Buyers will find Neoclassical Revival homes with double balconies, as well as Colonial Revival and brick Tudor Revival homes. There are also postwar Cape Cods and midcentury bungalows available. “If you like an older or historic home, this a great area for that,” says Realtor and 30-year MidTown resident Lisa Raines. “And the market’s been great—things can sell really fast.” Most homes price between the low $100,000s and low $300,000s, especially if updates are needed. Some of Wynns Hill's larger or fully renovated homes may range between the upper $300,000s and mid $600,000s.

Homeowners follow BHAR guidelines to maintain historic character
Wynns Hill is one of Columbus's Historic Districts, and the city created a Board of Historic and Architectural Review to ensure the preservation of these districts. Buyers with a home that requires maintenance or is being used to preserve the site must apply for a Certificate of Appropriateness with the BHAR. Some easy updates, such as exterior repairs using the same material or painting, don't require approval. For financial assistance, the Historic Columbus Foundation has a loan program for buyers wishing to restore a facade. It's also worth noting that homeowners may receive state tax incentives and federal tax credits when owning a home in a Historic District.
