The neighborhood has apartments and newer homes in subdivisions

Every now and then, an older home with more land pops up for sale on the edge of the neighborhood. But most of the available properties are single-family homes in subdivisions built from the early 2000s to the 2020s. These homes sit on compact lots, and, because of their relatively recent construction, most have modern layouts and finishes. Homeowners associations are the norm, and fees vary.

There are a few apartment complexes in Abbie Trails, and most residents in the neighborhood rent rather than own. Home prices for those looking to buy trend modestly higher than the city overall. Recent sales have ranged from the mid-$200,000s to the mid-$400,000s.

Trails and parks connect residents to nature and recreation

Blacklick Creek Trail is part of the regional greenway and Metro Parks trail network, and residents can access it from Abbie Trails Drive. The roughly 16-mile paved path connects at one end to Three Creeks Metro Park and strings together several other major green spaces, including Pickerington Ponds Metro Park, Portman Park and Blacklick Woods Metro Park.

Portman Park is along the trail and gives families a neighborhood green space with athletic fields, a playground and picnic areas. For a quieter experience, Pickerington Ponds Metro Park draws birdwatchers from across the region. "One of the reasons I bought my house is that it backs up to Pickerington Ponds," says Elizabeth Allen, an Abbie Trails resident and Realtor with USA-1 Real Estate. "We have an entrance at the back of the Longwood subdivision where we can bicycle ride or hike. That's a nice plus. It's not a place that's going to have playground sets for the kids, but there are shelter houses for picnicking.”

Most homes are zoned to Groveport Madison schools

Abbie Trails sits at the intersection of a few school districts, though most addresses fall within the Groveport Madison Local School District. The district may allow intradistrict transfers on a limited basis, but it doesn't operate as an open-enrollment system. Other districts serving the area include the highly rated Pickerington Local School District, which also assigns students by residence, and Columbus City Schools, which offers school choice through a lottery, along with magnet and alternative programs.

Where to shop and dine near the Gender Road corridor

The Gender Road area is where locals can get their shopping done or grab a bite to eat. Kroger is minutes away, and more grocery options are farther up the road, including Gordon Food Service Store and Manakamana International Grocery. There's a Lowe's close by, too. As for the restaurant scene, some nearby options include chains and local businesses alike, such as:

  • La Matraca Mexican Grill and Cantina, a family-owned restaurant known for authentic entrees and big margaritas
  • Val's of the Caribbean, a locally owned spot known for island staples like oxtail and curry goat
  • Cajun Boil Bar, a regional chain known for peel-and-eat seafood and bag boils
  • Little Sicily's Pizza, a family-owned joint known for traditional Italian fare

Simple commutes via I-70 and I-270 to Columbus job hubs

Getting around is pretty straightforward — residents typically hop on Gender Road or Baltimore-Reynoldsburg Road to reach Interstate 70, which leads to downtown Columbus. The trip is about 15 miles and, depending on traffic, the drive usually takes around 25 to 50 minutes. It’s a similar drive to John Glenn Columbus International Airport. The Outerbelt, or Interstate 270, which loops around the city, is also within a short drive, connecting residents to suburban job hubs like:

  • New Albany, about 20 miles away, roughly 30 minutes to nearly an hour
  • Dublin, about 30 miles away, roughly 40 minutes to just over an hour
  • Grove City, about 20 miles away, roughly 30 to 50 minutes
