Midcentury brick homes with prices under $300,000

This is a single-family neighborhood with a stock of midcentury homes, many brick. These ranch-style, split-level and cottage houses tend to sell from the low $100,000s to the high $200,000s. “A lot of these homes hold their value well,” says Byron Diaz, a Realtor with Nexthome Experience, who grew up in the Beechwood neighborhood. Full basements, attached or detached garages and fenced backyards are typical. Many listings have been renovated with updated kitchens, new flooring and refreshed bathrooms, while others retain their original features. Convenient for pet owners, sidewalks and grass strips line most streets.

Compared to city and national averages, houses here sell relatively quickly, usually within a few weeks.

How Columbus City Schools and choice programs work nearby

Columbus City Schools serves Beechwood and offers a school choice program that lets families apply to unassigned schools through a lottery or to specialized programs. Private schools in the area, Columbus Montessori Education Center and Bishop Hartley High School, are highly rated.

Big Walnut Park and miles of trails and dog runs are close by

Greater Columbus is known for its extensive park system, and several green spaces and greenways are within a short drive of Beechwood, including:

  • Big Walnut Park, offering a mix of open fields and wooded paths, with a dog park, a fishing pond and spots to walk near the creek
  • Wolfe Park, a convenient access point to the Alum Creek Trail, where walkers and cyclists follow a paved path alongside the water

Most commuters drive, with quick access to I-70 and I-270

The Central Ohio Transit Authority operates multiple bus routes in the neighborhood, but Greater Columbus is more car-dependent, so most commuters drive. Hamilton Road and Livingston Avenue both run through the neighborhood, and Hamilton Road offers access ramps onto Interstate 70. From there, it's about a 15- to 30-minute drive to downtown Columbus during rush hour.

Interstate 270, the outer beltway encircling Columbus, is also nearby, offering straightforward routes to suburban job hubs like Grove City, roughly 20 to 25 miles away, or 20 to 40 minutes during peak drive times. You won't need the highway to get to John Glenn Columbus International Airport. It’s about 5 miles away, and nearby Stelzer Road is a direct route for the 10- to 20-minute drive.
