Median home price is less expensive than in New Albany

Single-family homes make up most of the market, including split-level and ranch-style houses from the 1970s and 1980s. There are also plenty of New Traditional builds from the 1990s and early 2000s, as well as some condos. You can generally expect to pay between the mid-$200,000s and the mid-$500,000s, with a median single-family home price in the low $400,000s. “It’s affordable enough for a lot of first-time homebuyers and offers enough space for second-time homebuyers,” says Realtor Ahmed Salad with Key Realty, who has nearly a decade of experience. “Property appreciation is solid.” He says that the prices are comparable to Westerville and Gahanna, adding, “Properties are similar in size and quality. It’s more affordable than New Albany.”

The community shares a name with its northern neighbor, Blendon Woods Metro Park. Spanning over 650 acres of ravines, forests and fields, the park has plenty to offer. While there, you can:

  • Go birding at the Walden Waterfowl Refuge near Thoreau Lake

Interstate 270 makes it easy to commute 15 miles to downtown Columbus

Part of Blendon Woods’ appeal is its location. “The neighborhood has a private feel, but you’re still close to Columbus’ best amenities,” Salad says. Downtown Columbus is less than 15 miles away. If you take Interstate 270, the drive is only about 20 minutes. Public transportation is another option, with Central Ohio Transit Authority buses stopping along Morse Road.

Students attend highly rated Westerville public schools

While the neighborhood is in Columbus, it is zoned for the Westerville City School District. At Westerville North High School, students can enroll in Career Pathways programs to get hands-on experience in one of three fields: business logistics, engineering and health. Both the district and the high school earn an A-minus from Niche.

Shopping centers in Easton and Gahanna are nearby

Blendon Woods is largely residential, but its proximity to Easton and the surrounding suburbs means you’re never too far from shops and restaurants. Popular destinations include:

  • Easton Town Center, an indoor and outdoor mall with well-known retailers and luxury brands
