A west Columbus neighborhood on the road to revitalization
Just west of the historic neighborhood of Franklinton, Central Hilltop is reinventing itself. Once a thriving urban community, losing many major employers in the mid-20th century pushed people out. Today, residents and local government revitalize the community through activism and renovation. Proximity to Columbus and lower-than-average real estate prices bring investors to the area, but some people expect a long road ahead. "Crime in the area is a factor," says Jeff Jonas, owner of Jonas Real Estate. "If the city can take care of that, this place could honestly see some real growth." The CAP Crime Index gives Central Hilltop an overall score of 5 out of 10, above the national average of 4 out of 10.

Centennial homes in Hilltop
Homes are spread in a neat grid on eighth-acre lots, often with sloped front yards that roll down to narrow sidewalks below. Early-20th-century architecture fills the landscape, with an average construction year of 1920. American Foursquare, bungalows and two-story Craftsmen are common, generally in various states of renovation. Home prices start in the low $50,000s for properties needing complete restoration, rising into the low $200,000s for those with recent improvements. In addition to statewide funding for the Neighborhood Revitalization program that helps homeowners, organizations like Homeport use Federal tax credits to raze and rebuild some homes. They hope this renovation will spur growth in the neighborhood—a pattern already begun in the west side of Columbus. "The people who lived in Franklinton before it started to improve are moving west in Hilltop," says Rich Russo, president of the Rich Russo Property Group.
