East Broad to see big changes
Just across the interstate from John Glenn Columbus International Airport, East Broad will see significant change in the coming years. Elijah Johnson, a Realtor with eXp Realty and area expert, shares, "The biggest thing in this part of town is that Intel, the 28-billion-dollar project that's going into New Albany, is going to drastically change the East Side. Once that project actually drops, it's kind of like a meteorite hitting with a huge radius." The economy, infrastructure and traffic of East Broad will shift as the project brings more opportunities for employment and housing to East Columbus. As for now, East Broad has its own energy, with a bustling commercial corridor and diverse housing served by three school districts.
Everything along East Broad Street
For shopping and dining, East Broad Street has it all. Johnson says, "From fast food to a fancy dine-in, you name it, everything is there. It has all the amenities someone would need." There is a Kroger and Meijer grocery store within a few minutes of each other, as well as a Target and an Aldi. Menard's, Lowe's and Hobby Lobby are there for a local's home improvement needs, and stores like T.J. Maxx are great for wardrobe refreshes. However, sometimes these places can be too popular; many residents will also travel outside the community to New Albany or Pataskala to shop because the stores nearby home can quickly go out of stock. For a morning pick-me-up, Scramblers is the go-to spot. Peking House Restaurant serves familiar Chinese fare, and Fronteras "Tacos-Tequila-Wine" is a date night favorite for tapas.

School zoning across three districts
School zoning can get complicated in East Broad. "In the subdivision where I live, three school districts serve that one pocket of homes," says Josh Uminski, a real estate agent with Keller Williams Capital Partners Realty. The western and central sections of East Broad alternate between the A-minus rated Gahanna-Jefferson Public School District and the Columbus City School District, which earns a C-minus Niche score. Students in the easternmost portion of the neighborhood are primarily served by the Licking Heights Local School District, which has a C-plus rating. Some students may attend the B-rated Lincoln Elementary School, followed by South Middle School, which has an A-minus. All Gahanna Lincoln High School students are eligible to participate in the school's Credit Flexibility Program, which allows learners to earn credit through online learning, testing out of courses or creating and completing a student-designed course. Gahanna Lincoln High earns an A-minus Niche score.
Lincoln Elementary School is an above average school for students in grades K-5.
Gahanna South Middle School serves the children in grades 6-8.

Affordable housing with cohesive design
Johnson says that East Broad is one of the more affordable neighborhoods in Columbus right now. The average price point is between $250,000 and $400,000. Strolling down the wide, side-walked streets of the community's planned developments, passersby will see plenty of two-story traditional, contemporary-style and Colonial-inspired homes. Each home typically has a two-car garage and a neatly kept lawn. There's also the McNeill Farms East Condo Community, which has units between 600 and 1300 square feet with two bedrooms and up to two-and-a-half bathrooms. Those range in price from $175,000 to $225,000. The area is an even mix of single-family housing, apartments and industrial complexes, and most homeowners live on the neighborhood's east side.

Neighborhood parks and a nearby Y
Crawford Farms Park is one of the many small parks within East Broad. There's parking along Grandlin Park Drive, and at the front of the park is a playground with climbing equipment, a slide and a swing set. A short walking path leads to an area with protected wetlands and a small pond. Blacklick Ridge Community Park has a paved walkway that connects to the surrounding Blacklick Ridge subdivision. Kids can have a good time playing together on the playground. Olde Quarry Park doesn't have a playground, but it has a trail leading to Blacklick Creek, a pond to fish in and a shelter house. On the western end of the neighborhood, kids can keep themselves occupied after school at the Whitehall Community Park YMCA.

Getting downtown and New Albany
Working professionals are about a 15-mile drive from Downtown Columbus, and when the Intel project is finished, locals will have a short 7-1/2-mile commute to New Albany. "My family likes living here because you're far enough away from the city but also close enough to everything else," Uminski says. Interstate 270 along the western border makes travel convenient, and roads like East Broad Street and Taylor Station Road have abundant bus stops and medical facilities. As a major commercial and travel corridor, East Broad Street can get heavily congested and noisy during peak traffic times. For out-of-state travel, John Glenn Columbus International Airport is about a 5- to 10-mile drive, depending on where locals live.
