An artistic scene making waves in Columbus
Move over, Short North—East Franklinton is joining the creative ranks and transforming into a vibrant, walkable arts and innovation hub. Once a largely industrial district that fell on hard times, it is part of the oldest neighborhood in Columbus, and it sits directly across from the city's downtown on the Scioto Peninsula. Redevelopment in East Franklinton began over a decade ago and has seen large industrial warehouses and vacant commercial buildings steadily redeveloped for mixed-use residential, commercial and office space projects.
“I’d say our vibe within these couple of blocks is a heavy artist presence, what with 400 Square and a lot of art studios in the area,” says Jason Dodson, Assistant Store Manager of the One Line Coffee–River & Rich location. “It’s awesome to see everyone in a creative hot spot where everything is lively and fun. We also feature local artists every month in this store. It’s a collaborative community, and we’re trying to be as much a part of that as we can.”
Local galleries bring energy to Franklinton
Many of the nonprofits and galleries in East Franklinton, such as Wild Goose Creative on West Walnut Street, prioritize emerging artists or members of underrepresented groups. The return on investment is palpable – a hum of locals and visitors circulates at each space, from 400 Square’s family of galleries in an old manufacturing complex to artist residencies at ROY G BIV Gallery to students eager to play with fire at Glass Axis. The energy comes to a head on the second Friday of each month for Franklinton Fridays, the district’s biggest showcase of local pieces and performances. East Franklinton is also home to the Center of Science and Industry (COSI). This Columbus fixture hosts interactive exhibits and educational programs for residents of all ages.
Shopping and dining on the Scioto Peninsula
Hungry visitors to East Franklinton usually hanker for a beer and a slice. Breweries, pizza joints and other casual-setting spots match the come-and-go energy of the gallery district. Other establishments have the goal of matching the vibe, as well. “With this location [of One Line Coffee], we’re focusing on our nightlife presence and showcasing local artists in our space,” Dodson shares. “We’re having an open mic comedy night, and we’re trying to do more wine-tasting events and things like that.” For groceries, locals head south of Franklinton to the ALDI on Brehl Avenue or further west to the Kroger at the Consumer Square West shopping mall.

East Franklinton’s historical homes
While much of the Peninsula is seeing an expansion of eclectic apartment complexes, several streets in East Franklinton are chock full of homes dating back to the year 1900. Most need updates and a fresh coat of paint, but all are within walking distance of local galleries and venues. These gridded streets feature primarily National Folk and American Foursquare homes, with stretches of brick duplexes and an occasional stint of bungalows. Porches with generous awnings sit right up to worn sidewalks, and tiny urban yards keep landscaping to a minimum. Most homes range in initial purchase price from $100,000 to $340,000, with some completely renovated options south of Rich Street going for $890,000 to $1.1 million.

Dodge Park and the Scioto Mile
Lush parks in East Franklinton include Dorrian Green, a six-acre green space near the COSI entrance with gardens, open-air pavilions, fountains and a terrace lined with cherry trees. Genoa Park borders the Scioto River and grants access to the Lower Scioto Greenway Trail and a riverfront amphitheater with stunning views of the downtown skyline. By heading south on the trail, locals reach Dodge Park and Community Center, a neighborhood park with athletic fields, a seasonal pool and a skatepark.

Getting to downtown Columbus and beyond
To reach downtown Columbus, residents simply cross the Scioto River via Discovery Bridge. Central Ohio Transit Authority (COTA) bus stops line major streets, as do CoGo bikeshare stations. In case of an emergency, OhioHealth Grant Medical Center and Emergency Department sits on the north side of the peninsula. Folks traveling out of state can reach John Glenn Columbus International Airport in about 8 miles on Interstate 670.

Like Franklinton Proper, East Franklinton falls within the Columbus City School District. Sullivant Elementary School earns a D-plus from Niche, while public charter United Preparatory Academy earns a C. Starling PreK-8 earns a C-minus and offers a STEM-focused curriculum for all grade levels. Central High School also earns a C-minus, while FLEX High School earns a D.

Continuing growth and development
As mixed use complexes like the three-phase Gravity Project develop in Franklinton’s eastern corner, the area will continue its gradual transformation into a dense urban hub. While there are many new additions to look forward to, construction noise will be an ongoing fact of life here, as well as new interest from incoming homeowners and visitors.
