Housing revamped through Columbus Reinvestment Plan
Founded in 1797, Franklinton was the site of the land grant office that started Columbus. Back then, people would come by boat to claim plots of land, but today, it's much easier for buyers to score a home. Two-story New Traditionals, Cape Cods and Craftsmans line the area's narrow streets. Investment properties typically list below $150,000, but move-in ready homes sell between $160,000 and $300,000. Because Franklinton is so old, the area has become a Columbus Reinvestment Area. Property owners who have their homes wholly rehabilitated may be eligible to pay less taxes. Some houses have been revived through Franklinton Rising, which employs at-risk youth to upgrade blighted homes. "Franklinton Rising is a prime example of how charities should work," says Shearrow. "They ought to take and duplicate what they do 45 times." These initiatives to rehabilitate housing have made dramatic changes over the past decade. Shearrow says, "If you told me then that one of my clients was going to have an Airbnb down there that would turn $9,000 a month, I would have told you that you were the craziest person on the face of the earth."
Doing kickflips at Dodge Park
At McKinley Park, people can cheer on Little League teams while kindergarten friends run free on the playground. Just outside Franklinton’s western boundary is Rhodes Park, a 51-acre park with various sports courts and a long oval track. For the adventurous who don’t mind a skinned knee, Dodge Park on the other side of the West Innerbelt is home to a skate park designed by Tony Hawk’s father. When not practicing trick shots, visitors can dip in the community pool or take fitness classes inside the rec center. The park is also the trailhead for the Scioto Mile, which is popular among bikers and runners.Local education for Franklinton students
Students can start their education at Avondale Elementary or attend Starling K-8 for their elementary and middle school years. Both schools have a C-minus Niche score. Older students are zoned for the C-rated West High School, which is 2-1/2 miles west. The school offers college credit and career experience through dual enrollment courses, internships and summer programs. Students also have the option to apply to charter schools, like the B-rated Franklinton High School, which is inside the neighborhood.Community initiatives that keep the neighborhood strong
Even as the neighborhood is reinvigorated, community efforts to improve quality of life continue. Shearrow speaks on Lower Lights Ministry, which he says has made an invaluable impact on the health and well-being of residents. “I wish the government could do what they do. They do homelessness programs, they have a dental clinic, they have a medical clinic. Franklinton used to be a food desert, and they were the first ones to bring fresh vegetables within walking distance of the population.” Another organization feeding locals is Franklinton Farms, a year-round urban farm that models sustainable agriculture and provides free seasonal produce. Gladden Community House also feeds the area through its food pantry but mainly focuses on transforming people’s daily lives by offering youth and family services, as well as senior care.
Downtown is just a river away
Ohio State Route 315, I-70 and I-670 create a box around the neighborhood, leading to higher noise but offering quick travel to any part of Columbus. Downtown is just on the other side of the Scioto, making Franklinton an attractive area for working professionals looking to rent or buy. Bus stops are plentiful, and the area is moderately pedestrian-friendly with sidewalks and bike lanes. Franklinton's commercial avenues are changing, too. Shearrow says, "They just announced that the entire city of Columbus is redoing their zoning code, which is going to allow a lot of development along Broad Street. It's going to have a major impact on the corridor." However, plenty of staples will remain. Bottoms Up Coffee was one of the area's first coffee shops, and customers can give back while supporting their small business. The owner is passionate about reducing infant mortality and puts a portion of proceeds into the Diaper Gap Fund, giving each morning cup a greater purpose. For over 30 years, Tommy's Diner has been Franklinton's greasy spoon. This retro-style eatery is the epitome of a laid-back diner experience. On the other side of Interstate 70, Aldi and Save A Lot are at shoppers' disposal. For a bit of art appreciation, residents can head into East Franklin to enjoy museums and murals.
