Franklinton is a growing Columbus community with a lot of heart

Franklinton is a community-driven part of Columbus, located minutes from downtown. Founded in 1797, it is one of the city’s oldest neighborhoods. It is also one of the most changed areas, thanks to the development of the nearby Franklinton Arts District and to local organizations that are helping renovate homes and increase access to healthcare and social services. You can grab lunch and chat with neighbors at Tommy’s Diner, soak up the sun at McKinley Park or explore the exhibits at the Center of Science and Industry (COSI) in East Franklinton.

Renovated homes cost less than in other neighborhoods near downtown

Much of the area’s growth is in its housing. You can find National Folk and Craftsman-style properties throughout the neighborhood. Many have been converted into duplexes and multifamily units that can be rented out. While homes date back to the late 1800s and early 1900s, most have modern amenities thanks to renovations from private investors and nonprofits such as Franklinton Rising and the Central Ohio Community Land Trust (COCLT).

Nearly 70% of Franklinton’s residents are renters, but there are still plenty of options to own. The median single-family home price is significantly less than in other neighborhoods near downtown, including the Brewery District and Victorian Village. “It’s one of the few affordable places around downtown undergoing revitalization, but it’s slowed down a lot,” says Realtor Richard Shearrow, vice president of Realty Ohio, Inc. and longtime Columbus resident. Prices for single-family and multifamily properties range from the low $100,000s to the mid-$300,000s, depending on size and condition. You can still find investment opportunities, most of which cost less than $100,000.

Organizations like Lower Lights Ministries give back to the community

Franklinton Rising is only one example of community members and organizations coming together. “You’re going to have people that are out in the community, sweeping the sidewalks, doing those things,” Shearrow says. “That’s the person that Franklinton attracts.” Lower Lights Ministries is a faith-based nonprofit that offers services like a walk-in clinic and a community learning center. You can also find healthcare at Mount Carmel's Healthy Living Center. At Gladden Community House, social services range from youth programming to senior care. You can visit the free UPick garden from Franklinton Farms, a nonprofit urban farm, to grab vegetables, flowers and herbs.

Tommy’s Diner is one of the most popular restaurants in Franklinton

One of the most notable Franklinton restaurants is Tommy’s Diner, which has been serving classic diner food since 1989, although Shearrow says its popularity comes from the people. “The waitresses that are there, the staff that’s there, they’ve been there forever,” he says. “The owner greets you at the door. If there’s something wrong, they make it right, right away.” Another longstanding option is The Original Josie’s Pizza, which opened in 1959. Grocery stores like Aldi and Kroger are nearby, and you can find ready-made meals or quick snacks at one of the neighborhood’s smaller markets.

The Franklinton Arts District has colorful events and atmosphere

Residents travel to East Franklinton for the Franklinton Arts District, a colorful community with plenty of events. Popular activities include:

  • Urban Scrawl, an annual festival with live mural paintings and artist demonstrations
  • Art For Franklinton, an auction following Urban Scrawl, where proceeds go back into the community
There are plenty of galleries, and you can take art classes at studios like 400 West Rich. You can also meet friends for a bite to eat at local restaurants like the Land-Grant Brewing Company and One Line Coffee.

Most locals drive or take the bus downtown

Downtown Columbus is just over a mile away. While you can walk, most people drive or take the Central Ohio Transit Authority buses. “Traffic in Franklinton is directly impacted by a massive improvement project that’s going on at [interstates] 70 and 71, where the two freeways come together,” Shearrow says. While the project is expected to improve traffic when it’s done around 2028, it is creating heavier traffic in the meantime.

Nearby parks and museums offer plenty to do

With so many parks and museums in Franklinton and East Franklinton, there are plenty of ways to spend your time. You can:
Play baseball or enjoy the playground at McKinley Park.

  • Go for a walk or run around the spray park at Dorrian Green.
  • Go skateboarding or access the Scioto Trail at Dodge Park.
  • Explore interactive exhibits and the Dinosaur Gallery at COSI.
  • Learn about military history at the National Veterans Memorial and Museum.
Dorrian Green is across the river from Scioto Mile, which hosts popular city events like Red, White and BOOM!, the annual 4th of July celebration. You can cross the Discovery Bridge for live music, vendors and activities, or you can stay on the green and watch one of the Midwest’s largest fireworks displays.

The Columbus City School District receives lower ratings than those serving nearby suburbs like Bexley. School choice is available through a lottery system or magnet program applications, offering flexibility. Students can also attend Franklinton High School, a tuition-free charter school in the neighborhood.
