Midcentury homes and a range of price points in Georgian Heights

This community has a variety of homes dating to the 1950s and '60s. That character comes through on its residential streets, which are lined by mature trees and classic housing, including ranch-style homes, cottages and bi-levels. Three-bedroom floor plans and full basements are common, while lots tend to be modest in size. South of Georgian Heights Alternative Elementary School, a smaller number of homes sit on larger parcels of a half-acre or more, though they rarely come to market.

Many homes have been updated over the years, often having renovated kitchens, refreshed bathrooms and modern mechanical systems, while others retain much of their original character. Fixer-uppers occasionally sell for under $100,000, though they're becoming less common as more properties undergo renovations. Move-in-ready homes generally range from the low $100,000s to the high $300,000s, depending on size, condition and updates. "It's a really nice area at an affordable price for central Ohio," says local Tracy Hess, a Realtor with The Agency. "It's hard to find a house in central Ohio in this price range."

Homes here tend to go under contract relatively quickly compared to Columbus and national averages. Conditions can vary across the neighborhood, with the area around the elementary school feeling somewhat quieter than sections closer to Georgesville Road and Interstate 270.

From elementary partnerships to AP and college credit programs

School assignments in Georgian Heights vary by address, with homes served by either Columbus City Schools or South-Western City School District.

Within Columbus City Schools, younger students may attend Georgian Heights Alternative Elementary School, which features partnerships with the Columbus Zoo and Columbus Metro Parks. In the South-Western City School District, students can advance to Franklin Heights High School, where they can take part in Advanced Placement and College Credit Plus programs.

Private options include the highly rated Bishop Ready High School.

Commute times to Grove City and downtown Columbus

Locals tend to drive to get around Columbus, though the Central Ohio Transit Authority has bus stops along main roads like Clime Road and Sullivant Avenue. Georgesville Road runs through the neighborhood and connects to Interstate 270, the region's beltway."With 270 access, you can get to other communities really quickly," Hess says. Grove City is about 6 miles southwest and can often be reached in around 15 minutes via surface streets, while downtown Columbus sits roughly 10 miles away, or about a 20-minute drive.

Trails, wildlife and recreation at Big Run Park

Just across the street from the neighborhood, Big Run Park is a major green space for Georgian Heights residents. The park covers more than 270 acres of heavily wooded land, with streams, a pollinator habitat and good wildlife viewing. Paved paths are well-suited for walking, running and biking, and picnic areas offer visitors a spot in the shade.

An athletic complex houses indoor basketball courts that keep recreation going through the colder months, and the playground stays busy year-round. The park is also home to Derby Hill, one of the few non-roadway soap box derby hills in the country and a popular sledding spot in winter.

Errands and restaurants around Georgesville Square

You can knock out errands close to home in Georgian Heights by following Georgesville Road south to the Holt Road intersection a couple of miles away. Kroger and Lowe's anchor Georgesville Square, a shopping center ringed by local and chain restaurants, including:

  • Bob Evans, a homestyle spot known for breakfast plates and hearty comfort food
  • Fiesta Mariachi, a Mexican kitchen serving fajitas, stuffed enchiladas and frozen margaritas
  • Ichiban Japanese Steakhouse and Sushi Bar, a hibachi grill also serving fresh sushi rolls and noodle bowls
  • Siji Korean BBQ & Hot Pot and Bar, a tabletop grill pairing sizzling barbecue with hot pot and cocktails
  • Eat Greek Express, a quick-serve counter offering gyros, shawarma wraps and salads
