Holly Hill balances a settled feel with easy connections

Homebuyers are often drawn to its mix of housing, access to multiple school districts and prices that tend to compare favorably with many parts of the city. Nearby parks, everyday shopping and convenient routes around the metro add to its appeal for residents looking to stay connected to both Columbus and the surrounding suburbs.

What homes cost in this midcentury market versus nearby areas
Most properties here date to the 1950s and '60s. "The home styles are true to the era in which they were built, with ranch-style homes over a full basement," says Amy Johnson, a Realtor with Signature Real Estate. You'll also see modest cottages and the occasional bi- or split-level house. Most homes are owner-occupied, and many families have stayed put for years, lending the streets a steady, lived-in feel. "There are a lot of people living there who are loyal to the area," Johnson says, adding that demand tends to outpace supply: "I've got people waiting to buy in that neighborhood." Lots are compact, but there's usually enough space for a front garden and a shaded patio out back.
Sales generally fall between the mid-$100,000s and the high $200,000s, though rare new builds can go for more. The community is also home to a handful of multifamily buildings, usually priced from the mid-$100,000s to the mid-$200,000s; layouts with more square footage or units, like a quadplex, can command higher prices.
The median sale price is in the low $200,000s, slightly lower than the citywide median, which hovers in the high $200,000s. Buying in Holly Hill is generally comparable with surrounding West Columbus communities, including Georgian Heights, Valleyview Heights and Southwest Hilltop, which have median sale prices from the high $100,000s to the low $200,000s.
Most homes in the Holly Hill neighborhood were built in the 1950s and ‘60s.

Typical drive times and transit options for commuters
Getting around the metro usually means driving, but Central Ohio Transit Authority bus stops along Sullivant Avenue give residents another option. Sullivant also connects to Interstate 70, putting downtown Columbus roughly 10 miles away, about 15 to 20 minutes depending on traffic. Interstate 270, the Outerbelt that circles the metro, sits within a few miles for trips to suburban job hubs like Dublin, almost 15 miles away, or about a half-hour drive during peak times.
Neighborhood is zoned for Columbus and South-Western schools
Holly Hill falls within two school districts, and which one a home is assigned to comes down to its exact address. Some properties are zoned for South-Western City Schools, while others feed into Columbus City Schools. Because the two handle enrollment a bit differently, it's worth a closer look for families. Within South-Western, placement typically follows where a family lives, with Franklin Heights High School sitting right in the neighborhood. Columbus City Schools works similarly but adds a well-known lottery, letting families apply to specialized and alternative programs for a chance at a seat beyond their zoned school, Briggs High School nearby.
Green spaces offer trails, courts and places to relax close by
A handful of green spaces are close to home. Big Run Park, just south of the neighborhood, pairs wooded trails and picnic areas with a playground and Derby Hill, an off-road soapbox derby course. Each summer, the hill hosts an annual soapbox race that's been a local tradition for decades, with winners going on to compete at the national level in Akron. Westgate Park adds a stocked fishing pond, a paved walking loop and courts for a variety of sports, while the Camp Chase Trail offers an easy link for walking, jogging and biking across the west side.
