Valleyview Heights offers schools, shops and neighborly ties
In West Columbus's Valleyview Heights, residential pockets sit alongside local schools and nearby industry. Home to an established, long-standing community, houses don’t come up for sale here often, but when they do, they move fast thanks to competitive pricing, a central location and neighborly charm. The neighborhood has midcentury houses on modest lots with mature landscaping, from towering shade trees to flowering privacy hedges. Shopping and dining are minutes away, as is Interstate 70, offering convenient downtown commutes.

A renter-friendly area with visible homeowner pride
Single-family homes here have recently sold from the mid-$100,000s to the mid-$200,000s, a lower price range than you’ll find in surrounding communities, such as Westgate, North Hilltop and Scioto Woods. The neighborhood is also renter-friendly, though homeowners’ pride is clear to see across the neatly trimmed lawns and healthy shade trees. Lots tend to measure under a quarter-acre, and smaller floor plans leave some breathing room between homes, creating an uncrowded, suburban feel. At the same time, nearby main roads, rail lines and surrounding industry keep the neighborhood connected to city activity.
Manicured landscaping makes pride of homeownership evident in this community.
Not all residents here have front porches, but those who do make good use of them.

Renovated homes and fixer-uppers give buyers options
Block foundations, basements, driveways, and sheds or detached garages are typical features among the neighborhood’s midcentury homes, while common architectural styles include:
Cape Cods with steep rooflines, compact two-story layouts and iconic dormer windows
Ranch-style houses with long, low-slung rooflines and single-story, open floor plans
Bungalows with inviting, deep-set front porches, modest footprints and low-profile roofs
Cottages with efficient layouts, simple rooflines and minimal detailing
“The housing stock is one of the biggest draws,” says local Realtor David Blakely with Di Lusso Real Estate. “There’s a nice range of options here: Some homes have been recently renovated and are truly move-in ready, while others present great opportunities for buyers looking to build equity through updates.”
Multiple school options within walking distance for families
Columbus City Schools has in-neighborhood options, so students can easily walk to Valleyview Elementary School or Westmoor Middle School, while the local high school is just over a mile away. Families can also use the district’s open enrollment program to apply for magnet and alternative schools. Great Western Academy (K–7) is also located in the neighborhood, but operates outside of the district. With three schools sitting within this compact area, drivers may notice increased bus, pick-up and drop-off traffic on nearby streets during weekday mornings and afternoons.

Westmoor Park, a wide-open green space by the middle school with a walking loop, basketball courts and multipurpose fields
The Camp Chase Trail, an almost 13-mile rail trail that connects West Columbus to the soybean and corn fields in rural Madison County
The Hilltop YMCA, a neighborhood staple since 1960, with a gym, indoor pool, spa amenities and a preschool program
From Kroger to hot chicken, errands and eats are easy
Consumer Square is home to Kroger and Planet Fitness, plus shoe, clothing and dollar stores within a mile of the neighborhood. Good eats are close by, too, along Wilson and National roads. White Castle is a popular, burger-slinging chain across the street from the locally owned No.1 Gyro Shoppe. Farther down the way, Overdose Hot Chicken grades their spice levels from “no kick” to “overdose,” piling spice-soaked chicken breasts on sandwiches, nachos and fries. Other necessities, from gas stations to veterinarians, can also be found along the main roads.

Getting downtown is straightforward despite rush-hour traffic
Blakely emphasizes the neighborhood’s location, noting that quick I-70 access makes getting across the city simple. “Like anywhere in Columbus, you’ll hit some traffic during rush hour,” he says. “But overall, it’s a convenient spot for commuters who want affordability without being too far removed from the city.” Downtown Columbus is just under 7 miles away. Hague Avenue is the quickest route to the highway, but you can also use Grandview Avenue, farther west, as an alternate access point if there’s a backup.
