Karns Park is a Southside community in Columbus, which means downtown, major highways and hotspots like German Village are all close by. While those bustling, trendy pockets are just minutes away, the neighborhood itself offers a quieter, residential feel across early 20th-century homes, sidewalk-lined streets and a central neighborhood park. Mature trees give the neighborhood a lived-in feel, without trading the convenience of city living.

Early 1900s homes offer starter options at lower prices than nearby

Many of Karns Park's homes are from the early 1900s. Properties are closely set on modest lots, with single-family options ranging from small, single-story cottages to broad, two-story American Foursquares. Full basements and driveways are standard, and many homes have been updated with detached garages or carports over the years, according to Janene Parham, a Realtor with Red 1 Realty.

Parham explains that it's not rare for houses here to have been in the family for generations, just as it's not rare for investors to buy to flip houses. Conditions can vary quite a bit, from well-kept longtime homes to recently renovated flips, along with some properties that may need more extensive updates. The neighborhood has a solid mix of renters and owner-occupants. "I would describe it as a starter home neighborhood," Parham says. "It's the south side and an older community, but nowhere near as expensive as German Village, Merion Village or Schumacher Place."

What home prices look like in and around Karns Park

Pricewise, Karns Park is comparable to nearby neighborhoods like Vassor Village and Deshler Park. Most recent sales have been single-family homes, from under $100,000 to the low $400,000s, depending on condition, square footage and other factors. Multifamily sales are rarer, but smaller buildings like duplexes have sold from the low $200,000s to the low $400,000s, while quadplexes and larger buildings can sell in the low $600,000s or more.

According to Parham, houses with updates often sell more quickly. “This area is still less expensive than many other parts of the city,” she says. “If the price is right, homes here attract buyers. For investors, it might make more sense to hold a property as a rental rather than flip.”

Neighborhood students have nearby schools and choice options

Columbus City Schools serves the neighborhood with two elementary schools for prekindergarten through sixth grade: Lincoln Park Elementary School and Moler Elementary School. From seventh grade on, kids can head to South High School, right in the neighborhood.

Families have a few options for school choice. They can enter lotteries for specialty programs, choose another school in the district through open enrollment or apply to attend a school in a different district, though spots aren't guaranteed.

Getting around from Karns Park

Bus service runs along East Whittier Street and Parsons Avenue through COTA, but Parham notes that most Columbus residents still rely on cars to get around.

Downtown is about a 5-mile drive away, with nearby roads like 3rd Street and Main Street offering direct routes. Highways in the area include Interstates 71 and 70, which provide access to John Glenn Columbus International Airport, less than 10 miles away, as well as suburban job centers like Polaris, Dublin and New Albany, all roughly 20 miles out.

Green spaces, playgrounds and community centers nearby

Karns Park has a small, neighborhood green space by the same name at its heart, offering open green space, a paved path, picnic tables, a playground and a basketball court. For more variety, new Columbus residents may want to consider registering with the city's Recreation and Parks Department for a free Leisure Card. These keycards provide access to fitness areas, sports and day passes at green spaces like:

  • Schiller Park, about a mile away, home to Schiller Community Center, along with a fishing pond, ballfields and tennis courts
  • Lincoln Park, about a mile away, home to Barack Community Center, along with Lincoln Pool, sports fields and basketball courts
  • Driving Park, about 2 miles away, home to Driving Park Community Center, along with Driving Park Pool, greenway trail access and athletic fields
