The neighborhood is primarily made up of apartments and condos, from compact one-bedroom units to two- and three-bedroom townhouse-style homes. Most were built around 1970 as part of Olentangy, The Condominium, a residential complex. Many owners have updated units over the years with refreshed kitchens, new flooring and modernized bathrooms. Most residents rent, but for those interested in buying, recent sales range from the low $100,000s to the low $300,000s. “The homes sell quickly because they're so reasonably priced for the location,” says Shawn Hageman, a Realtor with RE/MAX Capital Centre who has lived in the community.

Monthly HOA fees vary by unit and typically cover:

  • Utilities, such as gas and water, plus exterior maintenance and landscaping
  • Access to amenities, including a clubhouse, fitness center, heated pool and tennis and pickleball courts
Pets are generally welcome across the neighborhood's condo communities, though buyers should check with their specific association for breed, size or registration requirements.

How state Route 315 connects the area to downtown Columbus

Getting around Olentangy Commons is easiest by car. State Route 315, also known as the Olentangy Freeway, runs along the neighborhood's edge, providing a direct path to The Ohio State University, about 6 miles south, and downtown Columbus, less than 10 miles south. During rush hour, drives to campus stretch from under 10 minutes to about 15, while heading downtown takes 15 to 30 minutes. The freeway also connects to major highways, including Interstates 70, 270 and 670. Interstate 670 makes quick work of getting to John Glenn Columbus International Airport, about 15 miles away, or 20 to 30 minutes in heavy traffic.

Public and private school options near Olentangy Commons

Olentangy Commons is served by Columbus City Schools, which offers school choice through an annual lottery. Students are assigned to a neighborhood school but may apply to attend other schools across the district, including magnet and alternative programs, subject to availability.

Private options in the area include The Wellington School, which serves prekindergarten through grade 12, and Bishop Watterson High School, a Catholic school for grades 9 through 12. Both are highly rated.

Where to shop and dine near the neighborhood

While two Kroger locations are nearby, Olentangy Plaza on Bethel Road is the neighborhood’s main spot for quick errands. Marshalls anchors the plaza, joined by Dayou International Market and Grocery Outlet. The plaza also houses several popular restaurants, including:

  • Buckeye Pho, a family-owned spot specializing in Vietnamese pho and rice dishes
  • Jiu Thai Asian Cafe, known for handmade noodles and the flavors of northwest China's Shaanxi province
  • CoCo Cuisine, serving a mix of Szechuan and Cantonese dishes, including dim sum, hot pot and spicy entrees
  • Koshi, a Korean kitchen inside Dayou's food court, offering stews and hot stone bibimbap

Where to find trails, sports fields and parks nearby

Residents have several outdoor options close by. On the neighborhood’s east side, Anheuser-Busch Sports Park spans roughly 54 acres with baseball diamonds that host local leagues and tournaments. Nearby, the paved Olentangy Trail follows the river from Worthington to downtown Columbus, with a Bethel Road connector providing access from the area. Closer to home, an on-site dog park and shared amenities add to the mix.
