Southern Orchards brims with small parks and restored homes. Just 2 miles from the downtown, Southern Orchards has become a hotspot for young professionals who want to live and work near the city's major cultural hubs. Realtor Michael Jones of Coldwell Banker Realty said the neighborhood "has experienced a resurgence" in the last decade, owing in part to the expansion of Nationwide Children's Hospital, which borders the northern edge of the district. The hospital added a new 12-story building to its campus in 2012. Plans for another tower were announced in 2021. "Today is much different than 10 years ago," Jones said. "Southern Orchards is still in transition, but you'll find a lot of younger and middle-aged people who want to get into an affordable, walkable urban environment."
Local restaurants and shopping options
For dining and drinks, folks head over to nearby Parsons Avenue. Parsons North Brewing Co. is a neighborhood favorite with a lineup of local food trucks and a weekly farmers market. Locals head next door to Comune, a popular restaurant with vegan and vegetarian cuisine. The Mercury Diner is a retro, cosmic-themed breakfast and lunch spot that opened shop in 2022. Plank's Café & Pizzeria, a family-owned restaurant established in 1939, is a local staple recently ranked among the best pizza in the city by Columbus Navigator. People travel 1-½ miles west to one of the nation's largest independent bookstores, Book Loft of German Village. There is a Kroger a mile south of Southern Orchards.
Greenspaces within walking distance
For fresh air, two small neighborhood parks — Kobacker Park and Martin Park — contain playgrounds and basketball courts beneath tall, shady trees. Locals head north to Livingston Park, an 8-acre greenspace with an open-air shelter, athletic courts and a playground. Green-thumbed residents sow seeds at the neighborhood's three urban community gardens.
"An affordable price in a prime location"
Southern Orchards is only minutes from the city's cornerstone cultural attractions, such as the Columbus Museum of Art, German Village and the 12-mile Scioto Greenway. These are all major selling points for homebuyers looking to pay less while being close to the action. "We love it because it's close to downtown, but you're still getting an affordable price in a prime location," said Elaine Dollenmayer, vice president of the Southern Orchards Civic Association. Residents also enjoy proximity to the Columbus Metropolitan Library on East Livingston Avenue. Sports fans travel 7-½ miles northwest to Ohio Stadium to watch the Buckeyes face off against other Big Ten Conference football teams.
Bungalows and foursquares
Over the last decade, the neighborhood has received help from local revitalization programs like Nationwide Children's Hospital's Healthy Homes initiative, resulting in renovations, rebuilds and repairs of over 500 houses. As visitors stroll the area, they'll find restored brick homes, wood frame houses and fixer-uppers with a mix of early-and mid-20th-century architectural styles, like American Craftsman bungalows with wide front porches and American Foursquares. Home prices typically range from $200,000 to $450,000.
Nearby public schools
Children often begin their educations at the D-plus Niche-rated Livingston Elementary. Champion Middle School is 2 miles north and also has a D-plus Niche rating. Teens often move on to South High School, which has a 72% graduation rate and a C-minus Niche rating. The U.S. News & World Report indicates that the school's math performance is above average for the district.
Getting around central Columbus
The Central Ohio Transit Authority operates bus stops on East Whittier Street, Parsons Avenue and East Livingston Avenue. The downtown is 2 miles northwest via U.S. Route 33. For big trips, folks travel 7 miles northeast to John Glenn Columbus International Airport via Interstate 670. With new restaurants, coffee shops and breweries popping up nearby, Dollenmayer affirmed, "The walkability is great."
Crime
The CAP Index indicates that Southern Orchards has a 6/10 overall crime score and a 9/10 score for homicide. Healthy Neighborhoods, Healthy Families (HNHF) Realty Collaborative is dedicated to improving housing conditions within a 38-block area south and east of the hospital.
