Buffalo Run offers suburban living in Commerce City
Buffalo Run is a suburban neighborhood in the northeast corner of Commerce City, just a few miles from Denver International Airport. Interstate 70 and the East 470 Tollway intersect on the north side of the neighborhood, giving commuters easy access to downtown Denver, about 20 miles away. This section of Commerce City has newer infrastructure, recently built homes and new parks, making it a sought-after location for homebuyers looking for a suburban subdivision. Despite its proximity to the airport, Realtor Arlene Castro says Buffalo Run is not a hectic area. “It’s a very nice community with a hometown feel,” says Castro, a Realtor at IGo Realty with over 20 years of experience. “It’s close to the wildlife refuge, and there’s a lot more open space here with little traffic.”

New subdivision homes in master-planned communities in Buffalo Run
Master-planned subdivisions dot Buffalo Run, many with tree-lined sidewalks, gridded streets and planned landscaping. Most homes were built in the 21st century, featuring contemporary, New Traditional or tri-level designs. Single-family properties can start around $420,000 and reach $900,000. Yards are about 8,000 square feet, with nicely trimmed lawns in the front and grill stations and patios in the back. Many subdivisions have monthly association fees, and some have recreational amenities like green spaces, playgrounds and sports areas. Expansive ranch-style homes from the 1970s often sit on larger land parcels with private horse stables. These can go between $650,000 and $1.2 million. Townhouses go from $360,000 to about $530,000.

“I live in Buffalo Mesa (a subdivision in Buffalo Run) and we go to all the neighboring Reunion events at the park,” says Carli Plummer, a broker at Key Team Real Estate with over five years of experience. “The park and all the events are open to the public, and they do a bunch of things like music or movie nights, food truck days and a summer fireworks show and festival.” The city also organizes many holiday festivals, including an annual Memorial Day parade, a July Fourth celebration with fun activities and food trucks, and free concerts at public parks. The Curt Holland Memorial Golf Tournament, a fundraising event that benefits local high school students, takes place annually at Buffalo Run Golf Course. For the Hispanic Heritage Celebration, the city celebrates the event with live performances and fun activities in Downtown Derby.

Community students head to School District 27J
School District 27J serves the community. Primary schools include Turnberry Elementary and Henderson Elementary, which receive a C-plus and a C from Niche. Stuart Middle School and Prairie View High School both get a C-plus, and the high school offers career pathway programs in business, biomedical science, computer science and digital design.
Otho Stuart Middle School — a public middle school serving grades 6–8 in Commerce City, is part of the Adams 14 School District.

The area has a 7-Eleven and several eateries, including Gomez Burritos. Residents can get groceries at King Soopers Marketplace. Many chain franchises and local restaurants, like the sports bar State House, are along East 104th Avenue. Walmart is 6 miles west in Brighton. “Many people go to Brighton’s Prairie Center for shopping and dining,” Castro says. “This is the one thing residents wish we had more of. As more houses are developed, there’ll definitely be more restaurants and stores, but it just takes time.”
