Most properties have a driveway adorned with a carport, though street parking is also allowed. “This is an area where you have larger lots and single-family homes that are more affordable than other Denver Metro areas, without having to go to the outskirts,” Rodriguez says. Mid-century ranch-style homes are common, alongside minimal traditional single-story homes built in the 1950s. Prices range from $300,000 to $500,000, depending on property size – some houses are as small as 650 square feet, while others span 2,200 square feet. Tichy’s gridded streets and narrow sidewalks are both pedestrian- and cyclist-friendly. “I do see more and more people walking and biking these days versus a couple of years ago,” Rodriguez says. Additionally, the Regional Transportation District (RTD) provides local bus services with stops dotted along 69th Avenue and Monaco and Holly streets. Drivers have easy access to Colorado state Route 2, which connects to U.S. Route 6 and eventually Interstate 270, about 2 miles south of the neighborhood. This commuter route heads into downtown Denver, less than 10 miles southwest. The Denver International Airport is roughly 17 miles away.

While there are no parks in the neighborhood itself, outdoor recreation can be found at a handful of green spaces nearby. Fairfax Park is on the other side of Colorado state Route 2 and has a playground, multi-purpose fields and a futsal court for soccer. The Veteran’s Memorial Park is less than 2 miles southwest with a playground and grassy field. There’s also the Eagle Point Recreation Center within the park, which has an indoor swimming pool, a gymnastics center and multiple athletic courts. “Commerce City does a good job at keeping up with their parks,” Rodriguez says.
About 2 miles east of the neighborhood is Dick’s Sporting Goods Park, a complex with 23 professional sports fields. The stadium is home to the Colorado Rapids, a Major League Soccer (MLS) team. Adjacent to that is the Rocky Mountain Arsenal National Wildlife Refuge.
Fairfax Park in Commerce City offers futsal and basketball courts, along with baseball, softball, and multipurpose fields.
