Contemporary ranch-styles, manufactured homes and condos can all be found along the tree-lined streets of Princess Park. "A lot of them were built between the 60s and 80s," says Rich Fleming, a Concord resident and Managing Partner and Associate Broker for Real ONE Group Future. Properties will typically spend 12 days on the market before they sell, typically going for anywhere between $325,000 and $530,000. "Generally speaking, Concord has a wide range of housing, as far as price points go," Fleming says.

Play areas, lake fishing and horseback riding
The only green space in the neighborhood, Meadow Homes Park, includes several sports fields and a colorful water play area. Ygnacio Valley Park has a playground, several picnic areas and a walking track for leisurely strolls. The spacious Ellis Lake Park includes the Historic Keller House, and its lake is home to bass and turtles. The Iron Horse Regional Trail is a popular spot for going on walks or taking the bikes out. Lime Ridge Open Space is rich in vegetation and its vast grounds are perfect for everything from hiking to riding horses.

Concord's eclectic and diverse food scene
Most people travel outside of the neighborhood for shopping and dining. Gangnam Café incorporates traditional American fare alongside Korean cuisine, serving eggs Benedict and burgers alongside bibimbap and short rib burritos. Chopan Kabab offers Afghan, Persian and Iranian dishes with vegetarian options as well. "There's a Taco Trail where people try to go to as many taquerias as they can in a month," says Beth Javens, Executive Director of the Visit Concord Bureau. "There's also Park 'N' Shop, which is a plaza with every kind of cuisine you could want." Costco Wholesale, Grocery Outlet, Concord Produce & Seafood, Harvest House, 99 Ranch Market and Las Montañas Market cater to diverse grocery needs. Plus, Willows Shopping Center, just west of the neighborhood, is full of popular stores such as REI, Old Navy, and Barnes and Noble. It also has the Veranda Luxe Cinema and Imax and Red Door Escape Room.

Non-Concord students can attend schools in the district
The Mt. Diablo Valley Unified School District is the prime public school circuit in the area. Thanks to the local Intradistrict Transfers initiative, middle and high school students are also eligible to transfer from schools outside of their zoning district. Meadow Homes Elementary School earns a C-rating from Niche, while Oak Grove Middle School has a C-minus. Ygnacio Valley High School has a B-minus and offers creative courses in digital music, ceramics and photography.

Significant roadways, public transit and important services
Monument Boulevard borders the south side, extending towards downtown Concord. Monument also serves as a vein for public transit, with the Concord BART Station and regular bus transit. Clayton Road and Market Street make up the north side and feed into State Route 242. Interstate 680 is just a mile away, creating yet another convenient travel option.Oakland is 21 miles northwest of Princess Park, taking commuters past cities such as Orinda, Lafayette and Fremont. San Francisco lies 30 miles to the west, with a trip across Interstate 80 and a jaunt down the San Francisco – Oakland Bay Bridge. Oakland International Airport is 28 miles to the south. Reaching the nearest hospital requires only a 2-mile drive to John Muir Health, Concord Medical Center.

Concord's artistic community
The Toyota Pavilion Concord has a special place in the hearts of many Concord residents. Designed by famed architect Frank Gehry in 1975, it seats 12,000 and is very popular for concerts. "People have grown up with the pavilion. It holds a lot of memories for people because they’ve seen it grow," Javens says. The city also puts on events like Creative Concord, a showcase of local artistic expression through visual arts and performances. "Overall, I find it to be a very welcoming community. You can see that in the interaction we have with people at events. There's a really good spirit about Concord."
Police cruiser noise, periodic engine noise and environmental risk
The Concord Police Department is based just outside of Princess Park, so cruisers may be heard periodically throughout the day. Concord itself is right by Buchanan Field Airport, which largely sees private jet activity but can vary in noise levels. First Street data notes that properties in the Four Corners– Ygnacio Valley area (right where Princess Park is based) have wildfire risk and extreme risk for poor air quality.
